Brookhaven, a Charlotte neighborhood in Union County, is next door to Antioch Elementary School. Three villages make up this 500-home neighborhood of Craftsman-style two-stories and larger brick luxury homes. Heated area of the homes can be as low as 3000 square feet and go over 5000 square feet in the larger homes. Some basement homes are available.
Brookhaven amenities are the heart of the neighborhood. A 7000 square foot Residents Club has meeting, lounging, media and kitchen facilities. Brookhaven in Indian Trail NC—2010 Real Estate Market Update
Brookhaven is one of Indian Trail NC’s most popular neighborhoods. Located adjacent to the well-regarded Antioch Elementary School, Brookhaven is close to shopping, I-485, and historic downtown Matthews NC.
Brookhaven’s 7000 square foot amenity center and walking trails serve approximately 500 homes. New construction by John Weiland Homes is still available in Brookhaven, although the neighborhood is nearing completion. Three sections offer homes from 3000 square feet to over 5000 square feet. Basement homes are also available in Brookhaven.
How did the 2010 real estate market in Brookhaven compare with the 2009 market in the neighborhood? The table below shows median values for several characteristics of the marketplace. Forty two single family homes sold in the neighborhood compared with 55 in 2009. Median prices dropped in 2010 while the median size of homes remained the same. This drop in price per square foot is likely the result of the builder dropping prices for new construction. Median days on market increased nearly three-fold while the median list-to-sale ratio remained the same.

Brookhaven Types of Closed Sales
Over half of Brookhaven’s home sales in 2010 were market resales. New construction contributed over a quarter of market activity. Foreclosures and short sales accounted for about 20% of the marketplace in Brookhaven, indicating a healthy real estate market in the neighborhood.

Brookhaven is next door to Antioch Elementary School and extends from Antioch Church Road to Chestnut Lane in Union County. This convenient location is between Matthews and Providence Road near the Mecklenburg County-Union County line. Shopping is nearby at Austin Village or Plantation Marketplace where the Siskey YMCA is located.
Brookhaven’s tree-lined streets wind through the property and sidewalks and common areas with pathways provide plenty of space for walking and bicycling. Brookhaven’s private recreation area includes a 7000 square foot clubhouse with meeting, fitness, game, play, media, card, lounge and kitchen facilities. An Aquatics Park has a variety of water features and the neighborhood also has basketball and tennis courts.
Brookhaven has two villages with different price points and features. When complete the neighborhood will total approximately 500 homes. Most of the neighborhood lies within the Town of Indian Trail but a small section of 33 homes, called The Preserve at Brookhaven, lies within the Town of Weddington. Brookhaven Real Estate Market Report
Brookhaven's builder is John Wieland Homes. Nearing completion, the neighborhood will total approximately 500 homes. Most of the neighborhood lies within the Town of Indian Trail, but a small section with 33 homes is located in Weddington. The Weddington section is called The Preserve at Brookhaven. Homes in The Preserve range in price from $499,900 to $559,900. These homes have between 3500 sq.ft. to 4300 sq.ft. New homes offered in the Indian Trail part of Brookhaven range in price from $619,900 to $729,900 and in size from 3100 sq.ft. to 4500 sq.ft.
The Carolina Multiple Listing Service reports 71 home sales in Brookhaven during 2008. This number represents both resales and new construction. The lowest priced sale in the neighborhood was $305,000 and the highest was $959,000. The average sales price was $585,692 and the average size was 3990 sq.ft.
