Charlotte’s Spring season is ushered in on the March winds. Those brisk March winds also bring residents of Lake Park NC their annual kite festival.

The Lake Park Kite Festival takes place on Saturday March 17th from 10am to 2pm. It’s held at Founders Park, a large level open space in the center of some of Lake Park’s residential areas.

I visited the Kite Festival a few years ago. Brightly colored kites filled the air in Founders Park. It was fun to watch families launch their kites with kids of all ages trying their hand at keeping the kites aloft. A local kite-flying club provided kite-flying demonstrations. The festival included other activities for children as well.

Lake Park is a small town in Union County NC that was developed as a master-planned new town. The master plan included a number of opportunities for outdoor recreation in a series of parks, lakes and open spaces throughout the town. The heart of Lake Park is the Village Green where ringing of the bells in the Bell Town greets visitors. A community center with swimming pools, a water playground and tennis courts overlooks the Village Green. Other parks, large and small, provide playgrounds, walking trails and opportunities for play and relaxation.

The 2011 Lake Park NC Real Estate Market—Four Facts

It's time to look at the real estate market in Lake Park NC and to assess how home buyers and home sellers fared in 2011.

Here are four facts about the Lake Park marketplace in 2011.

• The number of single family homes sold in Lake Park increased by 75% in 2011 over 2009 and 2010 and was nearly the same as 2008 sales.
• The median single family home price continued to drop in 2011, off 14% from 2010.
• Only four townhomes or condos sold in Lake Park in 2011.
• The 2011 median sales price for townhomes dropped to the lowest price in four years.

What do these four facts mean for Lake Park buyers and sellers?

1. Home prices in Lake Park are more affordable than ever for buyers in the community.
2. While there appears to be a good supply of buyers for single family homes, these sellers may have to struggle with the pricing of their homes.
3. The market is very difficult for the sellers of townhomes and condos in Lake Park because of the low number of buyers and the resulting declining prices.

Lake Park NC Real Estate Market Report—July-September 2011

After a big increase in single family home sales during the second quarter of 2011, Lake Park NC home sales dropped back to five homes, a number similar to the first quarter. The median sales price in the third quarter, however, increased to a high of $150,000 for the year. Days on market increased over the first half of 2011 to 78 days.

Townhome sales continued to be slow with only one unit sold during the period. The price was $72,500, below previous quarters and below 2010 numbers.

What do the third quarter 2011 numbers mean for Lake Park NC buyers and sellers?

• Single family home sellers in Lake Park have seen stable to improving median prices over the spring and summer of 2011. Median prices remain below 2010 numbers, however. Townhome sellers face a very difficult market with few sales and declining prices.
• Housing, both single family and townhomes, remains more affordable for buyers in Lake Park than recent years.

Lake Park NC is a small town planned around a number of parks and lakes with a small town center as its hub. Lake Park was designed to accommodate homeowners of all life stages from singles to young families to seniors. A variety of housing types was built in Lake Park to accommodate these lifestyles.

The number of single family homes sold in Lake Park during the second quarter of 2011 jumped 275% over the first quarter. Median home prices, however, dropped 6.7% during the same period. Days on market remained nearly the same. Only one townhome sold during the second quarter.

What do the second quarter 2011 numbers mean for Lake Park NC buyers and sellers?

• Sellers in Lake Park are finding a softening of home prices in 2011.
• Buyers for properties in Lake Park can find bargain prices compared with previous years.

Lake Park NC Real Estate Market Report—January-March 2011

Lake Park NC is a small town of approximately 3000 residents. It offers a mix of all types of housing, including single family homes and townhomes and condominiums. There were very few closed sales in Lake Park during the first quarter of 2011—only four single family sales and only two townhome sales. Median prices dropped substantially during the quarter from 2010 for single family homes but only slightly for townhomes. Days on market dropped two-thirds or more from 2010 numbers.

What do the first quarter 2011 numbers mean for Lake Park buyers and sellers?

• Sellers in Lake Park face continued downward pressure on home prices.
• Buyers for properties in Lake Park can find good values.
