Farmwood in Mint Hill NC—Homes for Sale and Neighborhood Profile
Farmwood is Mint Hill NC’s classic neighborhood. Construction began in Farmwood in the mid-1970s and continued through the early 1990s. Large wooded lots ranging from a half acre to over an acre on wide streets provide a beautiful setting for Farmwood homes. The earliest Farmwood homes were mostly traditional brick ranches, two-stories and tri-levels. Some were basement homes where the slope of the lots accommodated them. As the years passed and home styles changed, country-style homes with big friendly front porches and wood siding were built. The most recently built Farmwood homes tended to be large two-story colonials with transitional interiors.
Farmwood spreads over a large area of Mint Hill NC from Lawyers Road to the northeast and crossing over Lebanon Road to the west. The neighborhood wraps around the Pine Lake Country Club at Lebanon Road. Some Farmwood homes have beautiful views on the golf course. Although Pine Lake Country Club adjoins Farmwood, the club is not a part of the neighborhood. Farmwood does not have a homeowners association and there are no HOA dues.
Pine Lake Country Club is a private facility. The original golf course at Pine Lake was built in the early 1960s and was renovated in 1988 by John LaFoy, a renowned golf course designer. Five fresh water lakes and manicured grounds occupy the 155-acre club. Pine Lake Country Club also has six clay tennis courts and two hard courts. A range of tennis activities are available for men and women at the club. Swimming and dining facilities are also found at Pine Lake Country Club.

Farmwood Community Features
Community Amenities: Farmwood does not have a homeowners association nor any neighborhood amenities. Pine Lake Country Club is adjacent to the neighborhood. Shopping and restaurants in downtown Mint Hill are nearby.

Schools: Lebanon Road Elementary, Northeast Middle, Independence High. School assignments are subject to change. Check with the Charlotte-Mecklenburg Public Schools for current school assignments.

Brighton Park in Mint Hill NC—Homes for Sale and Neighborhood Profile
The Brighton Park neighborhood was designed to answer Mint Hill’s need for a compact development that would provide retail stores and homes in its downtown core. Brighton Park has fulfilled its promise to deliver a variety of homes within walking distance of parks, stores and services. In turn, the activity within Brighton Park has added to the vitality of downtown Mint Hill NC.
Five parks are interspersed among the homes in Brighton Park. All of the streets are laid out on a grid giving the neighborhood with its deep lots and back alleys a traditional feel. Front porches with gingerbread trim welcome families and neighbors. Brighton Park includes opportunities for townhome living in addition to the single family homes.
New homes as well as resale homes are available in Brighton Park. Mattamy Homes and MI Homes still have a few lots left for single family construction. Two new townhome developments have been started recently by Lennar and Market Street Communities. Lennar is building three story townhomes with two-car garages from $155,000 to $175,000. The two-story townhomes offered by Market Street Communities are inspired by classic Virginia brownstone architecture. These townhomes are priced from $160,000 to $200,000.

Market Update for Matthews, Mint Hill, and Charlotte NC (MLS Area 3)
For all neighborhoods west of Independence Blvd and South of 24/27 in Mecklenburg County, including the towns of Mint Hill, Matthews, and Charlotte.

Active Listings
September added 134 single family detached homes to the over market of inventory in Charlotte, Mint Hill, and Matthews area 3. September 2009's new inventory figures were 37.09% lower than in 2007 and 27.58 lower than in 2008.

Pending Units
Seventy eight single family homes received contract in Charlotte, Matthews, and Mint Hill (area 3) in September, which was a 8.24% decline over 2008 and and a 43.07% decline when compared to 2007.

Sold Units
Sixty-seven homes were sold in September, a 17.54% increase over the same time period in 2008. However, when compared to the same month sales from 2005- 2007, September 2009's sales were down an average of 43.76%

Average Sales Price
The average sales price for homes that sold in Charlotte, Mint Hill, and Matthews (area 3) during September was $165,398. September 2009's average sales price was the lowest since 2005 and 25.88% lower when compared to 2008.

Average Days on Market
The average days on the market for the single family detached homes increased 47.3% to 109 days. September's DOM was the highest in over five years.

Seller Concession
36 of the 67 closed sales in September offered the buyer a concession which averaged to $5,173. A seller concession can be anything from paying a lender’s closing costs, HOA fees in advance, taxes, insurance, or even a country club membership.
Sold Price as a Percentage of Tax Value
39% of of the homes that closed in September in Matthews, Mint Hill, and Charlotte (Area 3) sold at or below their assessed tax value. On average, homes sold at 124.65% of their assessed tax values.
Sales Price as a Percentage of Original List Price
On average, sellers received 92.28% of their original asking price or 90.5% when concessions are considered. Of the homes that closed in less than 99 days, the seller received 96.18% of their original asking price while homes that were on the market greater than 99 days received only 85.61%. Sellers of homes that were on the market for greater than 180 days received only 82.82% of their original asking price.
Buyer Financing
Of the homes that sold in September, 32 utilized an FHA loan, 19 obtained a Conventional mortgage, 3 VA, 1 used a financing program offered by the North Carolina Housing Finance Agency, 2 were other, and 8 cash.

Discover Mint Hill NC This Saturday
The Mint Hill Chamber of Commerce, the Mint Hill Historical Society, Mint Hill Arts and various Mint Hill service organizations want you to discover Mint Hill NC this Saturday October 10th. These organizations will sponsor activities at four locations in downtown Mint Hill. The Mint Hill Town Hall will have representatives of the Mint Hill Volunteer Fire Department, the Mint Hill Police Department, the Chamber of Commerce, the Kiwanis, Lions and Rotary Clubs, the Mint Hill Scottish Society and the Mint Hill Women's Club. At the Mint Hill library, you can find a book sale, craft tables and take a tour of the library. Artist demonstrations and a gallery exhibit will take place at Mint Hill Arts. The Mint Hill Historical Village will be the site of folk entertainment and folk life demonstrations, gold panning and a movie about the history of area gold mining plus double decker bus tours of Mint Hill historic sites. The Discover Mint Hill sites and activities will be open from 9am-5pm on Saturday.
