Mint Hill NC Plans for Growth around Bridges of Mint Hill Mall

The Town of Mint Hill held a three-day charrette this week to get input from residents about how they would like to see the area around the Bridges of Mint Hill develop. Interested citizens were invited to stop by Town Hall from 9am to 6pm each day to discuss preliminary concepts for the area. At 6pm each day, planners summarized the day’s comments and produced a map showing conceptual options. Mint Hill NC Small Area Plan for Bridges of Mint Hill Mall

The Bridges of Mint Hill study area and final conceptual map is shown here. The study area encompasses an area from Fairview Road to the north to Lawyers Road to the south. The area is bisected by I-485 and includes areas to the east of I-485 along Allen Black Road and west along Thompson Road. The Bridges of Mint Hill mall is identified with red buildings in the lower part of the map.

On the conceptual map, a broad green swath clearly shows citizen preferences for preservation of sensitive areas and greenway development. The plan proposes a greenway from the town’s Fairview Park in the north through the Bridges of Mint Hill property and on to the Stevens Nature Preserve in the south. This plan would set aside areas between I-485 and Allen Black Road for business parks and institutional uses.

A key question is what will happen with the proposed Bridges of Mint Hill mall. Land was cleared for the mall two years ago but development stopped when one of the mall developers filed for bankruptcy. Originally the mall was supposed to have over a million square feet of retail development, including restaurants and a movie theater. According to the town planner, a representative for the mall attended the charrette and discussed the changes that will be required by the current economic environment. The mall will be different now with approximately 800,000 square feet of space. Construction is still planned to start within the next few years.

mint-hill Located just a short 25 minutes from uptown Charlotte is the historic town of Mint Hill. This rural community of 19,000 residents is tucked into a corner of Mecklenburg and Union Counties, and blends in nicely with the surrounding countryside.

Mint Hill's origins date back to the 1740's at about the time that Scottish and Irish settlers arrived in the Charlotte area. There, too, was the strong influence of German colonists who arrived at about the same time. The town still has a strong Scottish influence, annual Highland Games Celebration, and is very proud of its historical heritage.

Between the 1880s and the Great Depression, the small towns surrounding Charlotte became significant throughout the Carolina Piedmont region. Like Charlotte, Mint Hill blossomed with New South industrialism and the advent of the railroad. Today, many of the historical buildings in Mint Hill have been relocated and refurbished.

The Mint Hill area has undergone a growth surge in the past decade, brought on by the Charlotte metro area which is the fifth largest urban region in the nation. Charlotte has an abundance of arts and entertainment, shopping, medical facilities, professional sports, and diverse housing options.

Mint Hill's real estate market is made up primarily of attractive single-family residences in quiet, tree lined neighborhoods.     How did the Mint Hill NC real estate market fare in 2009 and how did it compare with 2008?

    The 2009 Mint Hill NC real estate market reflected the market in Charlotte and surrounding areas. Single family average sales prices were down about sixteen percent from 2008, an indication that first time home buyers dominated the marketplace. Average prices for Mint Hill condominiums and townhomes rose 27% in 2009 although only four units sold. Time on the market increased for Mint Hill sellers with days on market up 15% for single family homes and up 83% for condominiums and townhomes.
