When Comparing closed listings from August 2010 vs. August 2011, number of Sales are holding steady. The number of Pending Sales has increased 33% year over year comparison. There are still a great number of listings currently available in Brandywine Bay. In fact, that number has increased 8% over the previous year.

The average sales price in August 2011 was $211,000 (down from $217,250 in 2010), and the average List Price in August 2011 was $261,950 (down from $281,784 in 2010).

When Comparing closed listings from June 2010 vs. June 2011, number of Sales are down. The number of Pending Sales has increased 100% year over year comparison. While there are still a great number of listings currently available, that number has dropped a small amount (2%) over the previous year.

The average sales price in June 2011 was $225,000 (down from $285,212 in 2010), and the average List Price in June 2011 was $314,238 (up from $305,373 in 2010).

The interest rates are the lowest they have been in 38 years and the supply is ample.  No one can predict the bottom of the market until it happens. Once it does happen, prices will be going up before you realize it.  Don't miss out on the best opportunity you may ever have to buy a home.

Below is the January 2009 Market Trend.  There are currently 36 homes for sale in Brandywine Bay.  From the statistics, we see that the average days on the market are longer the past 3 months, which is 324 days.  Looking at the average list to sale price ratio, homes still need to be lowered to sell.  If you are a seller, just remember that if you are going to buy another home, you will get a great opportunity for savings.  There is a 21.57 months supply of homes on the market for the last 3 months, but this is not counting town homes or condo's.
