It is once again time to shop for Outer Banks real estate and your home on the beach. Really. A Pine Island ocean front home at 115 Cadwall Road (Corolla) sold in 2006 for $2,775,000 and resold at $1,850,000 in 2010.
Another Corolla home - ocean front - at 991 Lighthouse drive in Whalehead sold in 2006 for $1,795,000 and in 2011 sold at $860,000.
167 Mantoac Court in Duck on the ocean sold in 2005 for $2,465,000 and again in 2009 for $1,500,000.
Homes away from the ocean front have also seen great price reductions ... for the buyers. Sellers are pricing to compete with other property including short sales and foreclosures. Don't rule anything out.

Beach nourishment will begin in Nags Head on June 4th according to the town website. The town has posted a time schedule so residents and visitors will know when particular areas will be affected. This will be a 24hr/7 day a week process and will run from June-October 2011. There will be some temporary beach closures while equipment is being moved so tourists are advised to contact their rental agency or the Town of Nags Head for the most up to date nourishment activity. It has been a long time coming but finally the Town of Nags Head has received the go ahead to start their beach nourishment project. Beach nourishment has been a controversial topic on the Outer Banks for the last 15yrs. The project will begin in June and start in South Nags Head, an area that has seen the worst beach erosion over the last 2 decades, and will span 10 miles. Only time will tell if it was worth it or not.

"Other than the weather or equipment failure, no more obstacles appear to be in the way of Nags Head starting to pump sand onto 10 miles of beach this spring and finishing by October.Pending litigation will not affect the timetable, and the state has approved a financing plan, Town Manager Cliff Ogburn said Wednesday.As early as mid-June, Ogburn said, residents and visitors will likely see the first of up to four dredges, the Texas, a vessel the length of a football field, pumping sand from off the South Nags Head shoreline.Ogburn told the Board of Commissioners that the state's Local Government Commission on Tuesday unanimously approved borrowing up to $18 million in special obligation bonds to pay for half of the project."
