There are still a great number of listings currently available to choose from, but that number has dropped 21.3% over the previous year... This still leaves us with 118 properties currently available on the market. Number of sales are holding pretty steady, inventory is down and prices seem to be stabilizing and actually increasing in some cases.

The average sales price in October 2011 was $525,000 (up 52.94% from 2010), and the average List Price in October 2011 was $589,958 (up 5.91 % from 2010).

Yesterday, on your American Thanksgiving, the mailman brought me this envelope.

It wasn't the usual business size, or bill sized envelope that seem to breed in everyone's mailbox,

it was 'Happy Sized' !!!
