2011 Market Report
When Comparing closed listings from 2010 (33 units) vs. 2011 (52 units), Sales are up 57.6%. The number of Pending Sales has increased 56% year over year comparison. There are still a great number of listings currently available to choose from, but that number has dropped 11.1% over the previous year... leaving Pine Knoll Shores with 121 properties currently available on the market. Number of sales are up, inventory is down and prices are starting to level out and even increase in some communities. It certainly hasn't been a record breaking year for real estate in Pine Knoll Shores, but it has definitely been much better.
The average sales price in 2011 was $398,315 (down 13.6% from 2010), and the average List Price in 2011 was $500,354 (down 10.14 % from 2010).

When Comparing closed listings from November 2010 (2 unit) vs. November 2011 (4 units), Sales are up 100%. The number of Pending Sales has decreased year over year comparison. There are still a great number of listings currently available to choose from, but that number has dropped 15.2% over the previous year... leaving Pine Knoll Shores with 123 properties currently available on the market. Number of sales are up, inventory is down and prices seem to be stabilizing.
The average sales price in November 2011 was $289,250 (down 15.79% from 2010), and the average List Price in November 2011 was $561,758 (up 2.90 % from 2010).
Now IS a great time to buy property in Pine Knoll Shores, North Carolina...With so many wonderful properties still available and prices still low, not to mention LOW Interest Rates!

When Comparing closed listings from October 2010 (4 unit) vs. October 2011 (3 units), Sales are down 25%. The number of Pending Sales has remained the same year over year comparison. There are still a great number of listings currently available to choose from, but that number has dropped 21.3% over the previous year... This still leaves us with 118 properties currently available on the market. Number of sales are holding pretty steady, inventory is down and prices seem to be stabilizing and actually increasing in some cases.
The average sales price in October 2011 was $525,000 (up 52.94% from 2010), and the average List Price in October 2011 was $589,958 (up 5.91 % from 2010).
Now IS a great time to buy property in Pine Knoll Shores, North Carolina...With so many wonderful properties still available and prices still low, not to mention LOW Interest Rates!

Yesterday, on your American Thanksgiving, the mailman brought me this envelope.
It wasn't the usual business size, or bill sized envelope that seem to breed in everyone's mailbox,
it was 'Happy Sized' !!! 
The feeling this small 'Happy Sized' envelope gave to me was something I want to continue sharing with others. It reinforced my belief in sending out hand written notes to my clients and people I meet during the day that have impressed me in some way.
I didn't even know what was inside but the feeling was there none the less! 
When I opened up the envelope and found this delightful little card, and my smile grew broader. Someone was thinking about me.
Someone took the time to handwrite me a note and this is what it said:
