Mr. Buyer, I'm sorry you lost out on your first choice. But I did warn you waiting could hurt you!
Mr. Buyer:
I'm sorry you lost out on your first choice. But I did warn you waiting could hurt you!
When we embarked on the search for the "perfect for you" home in Wrightsville Beach NC, we discussed the local market and how properties which were priced right were moving quickly. Do you remember when I told you, that if you found a home you loved, you needed to keep in mind that you wouldn't be the only Buyer who felt that way?
I know it goes against everything you've been told by the media, your co-workers, your Uncle Filbert -- but, REALTORS® are NOT the bad guy! We are not all in it only for the commission. Sure, we want and expect to get paid for a job well-done, just like anyone else. But long-term business is paramount to my success. So, I only want you to buy a home you love, at a price you are comfortable with -- that way you'll be happy with me and more inclined to refer me to your friends and family. That's how I conduct my business. That's how I stay in business!
When I told you I thought the home would sell quickly and if you wanted it, you should go ahead and make an offer, I wasn't just going after a commission check. I was putting my 26+ years of experience to work for you and giving you the best advice I could. Your decision to "wait a few weeks and see if they come down on the asking price", was your decision alone. I counseled you that making an offer would be a better way to see if they came down on the asking price, but you chose to wait.
When I informed you the Listing Agent had called me to let me know they were expecting a contract, it was not a ploy to get you off the fence. I was doing my job; keeping you informed. What you chose to do with that information was up to you, and I respected your wishes to simply wait. I didn't agree with or understand your reasoning, but I respected your decision.
And now it's gone under contract and you're disappointed and angry with me. And I am truly sorry you've lost out on a home you loved. But please don't blame me for it -- you decided to wait.
There are other homes in Wrightsville Beach NC, some just as awesome as the one you lost out on, and I would love to help you find another home you like just as well. But next time, would you please do yourself a favor -- don't treat me like the enemy, treat me like the knowledgeable Wrightsville Beach NC real estate expert I am. And use my advice to help you get into your dream home! Okay? Okay!

How long will it take to sell my Wrightsville Beach NC home?
I wish there was a simple answer to that question. It's one of the most frequently asked and hardest to answer.
So many factors come into play when selling your home: pricing, property condition, location, market conditions, the whims of Buyers. If I promised you I could sell your home in "X" number of days I'd either have a Buyer in my pocket, or I'd be pulling your leg.
The Wrightsville Beach NC real estate market is improving! In December 2010 there were 11 closed sales. That's a 120% increase over October 2009.
Let's look at some of the stats from our local Wrightsville Beach NC real estate MLS and see if we can at least come up with a ballpark figure.

As you can see, the average days on market for homes that sold in December 2010 was 293. And the homes which SOLD, sold for 88% of their list price. If you didn't believe me before, I think this chart proves what REALTORS® have been saying over and over -- PRICE IT RIGHT, AND IT WILL SELL!
How can we sell your home in the fewest days? By pricing it right! When Sellers price their homes properly, they sell in the shortest amount of time. I'm not talking about pricing under-market, I'm talking about studying the data and making an informed decision about how to price your Wrightsville Beach NC home.
I can help you do that. I've got the information, the experience and the ability to help you price your home competitively, so we can get it SOLD in the shortest amount of time.
Lower inventory, coupled with interest rates starting to creep back up = more Buyers getting off the fence and taking this opportunity to own their piece of Paradise! If you're ready to sell your Wrightsville Beach NC home, give me a call! There are qualified Buyers out there -- let's not waste another minute!

They host 4 local races a year and have founded a non-profit, SUP Cleanup, to help keep our beaches
and waterways clean.
WOO HOO! CA got in touch with Jeoffrey Nathan and he was kind enough to forward this picture, courtesy of Tyler Hustrulid, so you can all see what paddleboarding is! Thanks so much Mr. Nathan & Mr. Hustrulid!

I really don't want a sign in my yard. It's none of my neighbors business if I'm selling my house.
With all due respect, you are incorrect. It is in your best interest to have as many people as possible know that your house is for sale. No one can buy it, if they don't know it's available. With over 160 homes currently for sale in Wrightsville Beach, NC, we need to take advantage of any form of advertising we can.
First, let's deal with the neighbor issue. Your neighbor may be just the person to help sell your house. Think about it: Since they already like the neighborhood, they are more likely to suggest to friends or acquaintances there's a house for sale in their neighborhood. You want, and need, all the "advertising" you can get. Talk to your neighbors, let them know you are selling your house and give them one of the flyers I gave you. Ask them if they know anyone looking to buy, and if perhaps they might like your house. Most people would like to help choose their new neighbors!
Many potential buyers aren't working with a REALTOR®, and begin their search by driving around neighborhoods they like, looking for real estate signs. Sure, most people today begin their search for a new home online. But, many are still taking a weekend drive through communities they like, taking note of the homes they see with real estate signs. They even call the Listing Agent on the spot, to get more info. Can you afford to miss that chance?
Our goal is to sell your Wrightsville Beach, NC house in the shortest amount of time, on terms which make you happy.
Along with a great marketing plan, having a sign in the yard will help us to do just that!
