Sarpy Real Estate Market Report October 2009.  There are a couple of interesting statistics I wanted to point out.  Active listings continue to be down by 10% to 15% for 2009.  October 2009 Sold listings 231 are up 46% from 158 sold in October 08.  This is not to surprising because the last quarter of the year in 2008 was terrible for the economy in general. 

The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. The government extended and expanded the Home Buyer Tax Credit until April 30, 2009.  They added a provision for move up or down buyers.  Check out my recent blog post for details.  Interest rates continue to remain low and stable.

The Senate approved the bill to extend unemployment benefits and modified the home buyer tax credit on Wednesday with a vote 98-0.  On Thursday the House of Representatives approved the bill with a vote of 402-12 and it is expected to be signed by President Obama.

The new and improved home buyer tax credit extended the timeline, increased income limits and also included a tax credit up to $6,500 to buyers who have owned a home for 5 of the last 8 years. For more details, check out this comparison chart put together by the National Association of Realtors.

Thank you for checking out my September 2009 Real Estate market report for the Sarpy County area, including Papillion Homes for sale, La Vista Real Estate, Bellevue NE Homes for sale, Springfield, Gretna Homes for sale and West Sarpy.

Active Listings, as of October 7, 2009 and Sold Data from September 1, 2009 to September 31, 2009.  Months supply is the number of active listings divided by the number of sold listings for the month.

Sarpy County had 205 attached and detached homes sold in September 2009, compared to 139 sold in March 2008, which is up 47%.  As of October 7, 2009, there were 828 active homes for sale, which is a 4.04 months supply.  The supply of active listings are down from 983 last year at this time or 16%.
