La Vista Days will begin Thursday and run through Sunday. This is a celebration that brings back fond childhood memories of living close to a small town. There was the parade we attended. We wandered by the many display booths while eating cotton candy. And, we eagerly awaited the pet contest. Amid much fanfare and fun, we watched as blue ribbons were awarded to the fattest cat, the blackest cat, and the whitest cat --- the only three cats in the contest!!

Active Listings, as of May 7, 2009 and Sold Data from April 1, 2009 to April 30, 2009. Months supply is the number of active listings divided by the number of sold listings for the month.
Sarpy County had 173 attached and detached homes sold in April 2009, compared to 161 sold in April 2008, which is up 7%. As of May 7, 2009, there were 909 active homes for sale, which is a 5.25 months supply. The supply of active listings are down from 1,133 last year at this time or down 20%.

As many of you know I am a fervent believer in professional staging. I truly believe that staging a home is an effective internet strategy. Studies show that close to 85% of home buyers begin their search online. Staging a home is critical to give the best impression of the home not only in person but also online.
Here is a home that was professionally staged with Tori Ross of Ross Designs. The home was vacant and the seller took my advice and RENTED furniture. This seller had previously listed the home TWICE with the same broker for a total market time of 392 days on the market. Before listing the home this spring the seller interviewed several agents and selected an agent based on who had the best marketing plan. As a result of professional staging this home went under contract in 10 days!

Thank you for checking out my March2009 Real Estate market report for the Sarpy County area, including Papillion, La Vista, Bellevue, Springfield, Gretna and West Sarpy.
Active Listings, as of April 6, 2009 and Sold Data from March 1, 2009 to March 31, 2009. Months supply is the number of active listings divided by the number of sold listings for the month.
Sarpy County had 116 attached and detached homes sold in March 2009, compared to 144 sold in March 2008, which is down 19%. As of April 6, 2009, there were 888 active homes for sale, which is a 7.66 months supply. The supply of active listings are down from 1,099 last year at this time or 19%.
