Sarpy County Real Estate Market Update
Thank you for checking out my September Real Estate market report for the Sarpy County area, including Papillion, La Vista, Bellevue, Springfield, Gretna and West Sarpy.
Active Listings, as of November 6, 2008 and Sold Data from October 1, 2008 to October 31, 2008. Months supply is the number of active listings divided by the number of sold listings for the month.
Sarpy County had 158 attached and detached homes sold in October 2008, compared to 161 sold in October 2007, which is down 2%. As of November 6, 2008, there were 910 active homes for sale, which is a 5.56 months supply.

There are a lot a different communities and subdivisions to live in Omaha, NE. Papillion Nebraska is where I chose to buy a home and raise a family. So as local Papillion Realtor, I decided to create a webpage just for the Papillion La Vista area. Some of the things, I liked about Papillion is the small town feel with lower crime rates and quality schools. Now with the recent additions of local shopping and restaurants at Shadow Lake Towne Center, I think Papillion has greatly improved over the past couple of years. If you live in Papillion, I would love to hear what you like.

A few weeks back I was invited by Papillion La Vista School District to an informational meeting for Papillion Realtors. One topic discussed was the proposed change in school district boundaries. One question asked was "Why does PLSD need to change the boundary?" Their response was the majority of Papillion's growth is south of Cornhusker, by changing the boundary now will help equalize the student population between the two high schools in the future.

There was an article in the Omaha World Herald about the proposed boundary changes. If you live in or considering moving to Eagle Hills, Eagle Ridge and Cottonwood this boundary change will affect you.

Active Listings, as of June 11, 2008 and Sold Data from May 1, 2008 to May 31, 2008. Months supply is the number of active listings divided by the number of sold listings for the month.
The May l real estate market was up slightly from April to May. Sarpy county months supply dropped from 7.04 to 5.25. Total number of homes sold for Sarpy county increased from 161 to 212 homes or up 51 homes. With the warmer weather, more buyers are getting out and looking at homes. I continue to believe there are a couple of wild cards for this year with the recent changes in the mortgage market and the threat, the pending, how the current $4 gas will have on home buyers?

The April real estate market was up slightly from March to April. Sarpy county months supply dropped from 7.63 to 7.04. Total number of homes sold for Sarpy county increased from 144 to 161 homes or up 11.80%. With the warmer weather, more buyers are getting out and looking at homes. I continue to believe there are a couple of wild cards for this year with the recent changes in the mortgage market and the threat the pending $4 gas will have on home buyers?
