The Internet is a great way to find out how a builders customer service is. Just keep in mind that people who are happy with (any) service they receive are not as motivated to write about it! But it can be helpful to know what kind of experience previous home buyers have experienced. I will be happy to assist you in your purchase of a new home in the North Texas area. Many buyers feel that they do not need professional help when buying a new home but keep in mind, I have much more experience in the New Home sales market and I can ask questions and find items that need repair (on the walk through) that you may not of thought of until it's too late! I have purchase over 10 new homes personally and assisted over 100 clients who have purchased new homes. Also, my job is to save you time. When my clients are looking at purchasing a home in the North Texas area, one of the first things they ask me about is what are the taxes in Frisco, McKinney, Denton, etc. Well, tax rates vary, believe it or not, even within one city. Frisco for example; part of Frisco is located in Collin County and part of Frisco is Denton county, so for that reason, you pay different taxes.

One thing most buyers don't realize is you should consider more than just how much the taxes are. I always like to point out that; yes, Frisco's taxes are less than McKinney because McKinney's housing prices are lower (comparing apples to apples). If you When you consider your monthly payment including principle, interest, tax and insurance your payments are going to be closer than you think. For those of us that are visual; if you buy a 2800 square foot home in Frisco for $300,000 and your property tax is 2.34, the taxes you for the year will be approximately $7020. If you buy the said 2800 square foot home in McKinney you might buy it for $270,000 and your tax rate is 2.90, you will pay approximately $7830. See that is only an $800 difference a year. That breaks down to $66 a month. My point, don't just choose a city because their property taxes are lower, choose a city or area because that's where you want to live!

Prosper is soon to be one of the fastest growing towns in North Texas. Prosper sits just north of Frisco and McKinney on the other side of 380. Lots are larger and the community is smaller! Dion Sanders put Prosper on the map, several years ago. Jerry Jones owns a large chunk of land on the corner of 380 and Preston to the projected Dallas Toll Way. It is slated for high end shopping, townhomes, condo, some homes and restaurants. There are a lot of BIG plans in Prosper. If you want to buy in Prosper now is the time! Before prices become so out of reach that only executives will be able to afford it. Did I forget to mention the rumor that Disney is building their next theme park in either Prosper or Celina(right next to Prosper).

For those of you unfamiliar with Prosper, it offer: a golf course with a private country club, riding stables, lessons and boarding,serveral community parks, lakes, open green space, 3 (the one with a history is exemplary) elementary school, one middle school, next year to be replaced by a brand new middle school and one high school. The population is less than 6000 people. You get the best of both worlds; small town feel close to the big city.

90% of the homes in Prosper are less than 5 years old. Prices very from $130,000 for the older homes up to your choice of luxury homes priced above $1.5. A builder in Frisco and Little Elm is offering huge discounts on the interest rates (if you use their lender, of course) on some of their standing inventory homes! Last week the rate was 4.675%. The rate is 1% below the rest of the market. This is an incredible savings! My client closed on a $187,000 house last month and her payments were less than $1400 a month (P,I,T,I with a 5.75% interest rate!!). Pleasant-ville, it really exists! Just 30 miles north of Downtown Dallas straight up the Dallas Tollway. Take a trip back in time; the children are riding their bikes and playing in the front yard. Adults stroll down the sidewalk with their favorite family pet. It is a short stroll from any home in Savannah to the community gym, club house, theater, library, pool with 60+ foot slides and a separate adult pool and too much more to mention.
