The Market Is Heating Up...Do I Still Need A Home Stager?
Good news in the real estate market!
Houses are selling faster and some are getting multiple offers in the Phoenix Real Estate Market. How about in your area of the country?
Low interest rates and other factors are prompting buyers to act.
So if I'm thinking of selling my property...
Do I Still Need A Home Stager?
The Short Answer is, Absolutely, and here's why:
Area Home Staging Experts are trained on good design and marketing. They know what your property needs to appeal to the buyers in your target market. They know what turns buyers off and they know what buyers respond to in a positive way. Buyers should not feel they are in someone eles's home when they enter. They want to be able to imagine themselves living in the property. Professional Home Staging experts know how to accomplish this.
If your property will be occupied while it is on the market, you will need to de-personalize. A Home Stager will help you select which of your personal collections, accessories, books, and family portraits need to be packed away. You're moving, right? So start packing before you list your property.

A Home Stager will know which pieces of furniture need to go to show off your home as spacious and appealing. To show off above the competition, you'll want buyers to view your property as updated and current. A Home Staging Professional will guide you through what updates will give you the most bang for your buck when selling. Living in a home while it's on the market to sell can be challenging, and a Home Stager will give you tools, guides, and tips to make the experience tolerable for the whole family.
If you're a do-it-yourselfer, a simple Home Staging Consultation will be a great help in marketing your home successfully. Your Home Stager will prepare a Top Priority List of recommended updates and changes that will help your property appeal to the broadest range of buyers. You'll want to eliminate any and all possible objections for a quick sale. For a small investment, this expert advise will be worth its weight in gold and set your property above the competition.
If your property will be vacant while it's on the market, you have every reason to call a Home Stager. No one ever described a vacant house as warm and inviting. In a vacant room, eyes fall on every little possible flaw that may exist, and that's what they focus on. They can't tell if their furniture will fit nicely into a room. They can't imagine the walls a different color. They can't imagine the dining room with a different light fixture. They only know they don't like what they see....and they move on to the next property. 90% of buyers can't imagine beyond what they see.
A Home Stager will show the family room space as a place buyers can gather with friends and family for good times. The bathrooms will have a spa feeling, and the master bedroom will appear to buyers as a tranquil adult retreat. High quality professional Home Staging will give you the advantage over the competition every time.
When your home is professionally staged, your online photos will attract more buyers and get you more serious offers.
Leaving your property in "As Is" condition will help sell the competition.
With the expertise of a professional Home Stager, you can RELAX, having the satisfaction of knowing you've done everything possible to affect a quick sale.
It's good news for all that the real estate market is heating up, but selling your most valuable commodity is too important not to rely on a Professional Home Stager to help you get the job done. Staged home traditionally appraise higher. 67% of buyers are willing to pay more for a move-in ready home. If you're thinking of selling or have a home listed now, contact a Professional Home Stager in your area to help you market your home successfully and for top dollar.
Phoenix Home Stagers Rescue - Making It Buyer Friendly.
Home Staging is the process of transforming a property into a space buyers can see themselves living and enjoying their new life.
Some properties we see need subtle changes to prepare them for marketing to buyers. Others need more dramatic changes. This property was one of the latter.
This property is a product of a very creative rennovation into a bachelor pad/party house. The homeowner is now ready to sell the property and the Realtor suggested he seek our help. While the changes made were perfect for the homeowner's lifestyle, preparing a property for sale is a whole other story. We now need to appeal to a much broader market of buyers.
Below you will see a series of Before and After pictures illustrating the transformation our recommendations and staging made to this property. You'll see how we made this property "Buyer Friendly".
Living Room Before and After
Sitting Room Before and After
Before there was no defined formal dining area. This would leave a question in buyers' mind and an opening for possible objections. The "green" room was completely undefined. With a fireplace on one wall, we show this space as a possible sitting area, allowing buyers to see a use for the space. Needless to say, harsh wall colors needed to go and were replaced with neutrals. We mainstreamed the living room while keeping the contemporary spirit of the space.
Kitchen Before and After
In spite of our recommendation of neutral walls, the homeowner insisted on keeping the wall color in the kitchen.
Media Room Before and After
This was an occupied staging, so we were using most of the homeowner's furnishings. We brought in rugs for the living and dining areas, a dining table, art, pillows, greenery and accessories, new bedding, and floor plants. By repurposing some pieces of furniture in the media room, we were able to create a more spacious feel.
Master Bedroom Before and After
Master Bath Before and After
By giving the master suite a more sophisticated look and feel with a sitting area in front of the fireplace, artwork, and fresh bedding, we have now set the stage for a tranquil adult retreat buyers are looking for.
Bedroom Two and Bath Before and After
So there is the transformation of "Party House" into "Staged To Sell". I hoped you enjoyed the journey. It was a fun challenge for this Phoenix Home Staging Company. The Realtor and homeowner were thrilled with the results. Homeowner want us to decorate his new place. Still a very unique property, it will now appeal to a broader range of buyers. This property has been rescued, and is now "Buyer Friendly"
Properties that have been staged sell faster and for more money.

Accessories Are To Phoenix Home Staging What Icing Is To The Cake - Part II

Talk about setting the stage....
Now where was I? Oh yes. I was explaining how decorative accessories at the hand of a professional Home Stager will transform a property into an environment where buyers can see themselves living and enjoying life.

A tranquil adult retreat looks very appealing to the stressed couple of a young family. Show them they can have this with the use of the right decorative accessories.

Who wouldn't love the idea of a peaceful soak in the tub?

A family friendly kitchen makes all feel welcome.
Whether you call them
the icing on the cake or the jewlery to complete the ensemble,
the right decorative accessories make the house feel like home.
A Professional Home Stager has been trained in design principles, balance and porportion. She knows how to merchandise a property to the target market successfully. Savvy Realtors know that Home Staging works for them and thier clients.
Accessories Are To Phoenix Home Staging What Icing Is To The Cake - Part I

The right decorative accessories are very key to the success of a Home Staging project.
They are the icing on the cake....
The jewlery to complete the ensemble....
The right accessories are what allow buyers to see themselves living in a particular property. They allow families to see happy times in their new home.
It is key to use the right amount of decorative accessories in a Home Staging project. Enough to create the emotional connection for the buyers, and little enough to focus on the light and space of the property.
These living rooms look comfortable and welcoming to buyers.
Buyers can imagine entertaining family and friends.
Only 10% of buyers can imagine beyond what they see. Home Staging is "set design". Home Staging is merchandising a property using good design principles in order to enable a faster sale for more money. Home Staging allows buyers to see what life in this house might be like for them.
Ever baked a cake? It's just not all that appealing until after you've trimmed it with icing. Iced, it looks appealing and delicious. Iced, the cake looks like something you want to taste. Buying a house is an emotional decision. If it is appealing, buyers will want it. Effective Home Staging gets offers!
