I do want to mention a few questions that come up when thinking about purchasing a new home.
Should I use a Realtor? Over the years many people have asked me that and the answer has always been yes. I never worked for a home builder who didn't encourage "Co-Broke" sales. There has always been a separate budget for encouraging sales from Realtors. It is part of the advertising costs and produces over 60% of the sales for most builders. If certain builders were giving better deals to buyers on their own, than logically Realtors would stop selling that builder's homes.
Realtors also have the expertise and experience to help make sure you're making a wise descision on a number of issues. Where in the community the home is built can be just as important as the floor plan. Are there road noises? How about power lines, orientation toward afternoon sunshine, and proximity to good schools and shopping; they all can affect resale potential in future years.
