In Oak Forest Subdivision 21 homes have sold during the first 7 months of 2008. The average sold price was $283,138 which was $137 per square foot. This time last year 34 properties sold and they averaged $261,073 and $132 per square foot.
Currently, there are 15 homes on the market for an average price of $291,556.

In Windridge Subdivision 5 homes have sold during the first 7 months of 2008. The average sold price was $398,400 which was $149 per square foot. This time last year 5 properties also sold, but they were slightly smaller, averaging $380,000 and $153 per square foot.
Currently, there are two homes under contract, and there are 4 homes on the market. The active listings include some of the larger homes in the subdivision, and average $487,338.
Mary "B" - Austin Real Estate
Review of the overall Austin Real Estate market:
•- Compared to this time last year, the number of single-family homes sold dropped by 18%. The average sales price, however, is unchanged from last June at $248,352 and the median price has increased 4% to $190,000.
•- The total number of single-family listings is up 22% to 9832 units compared to this time last year, which is suppressing prices as inventory increases.
•- Currently there are 6.7 months of inventory in the Austin market, which is favoring buyers.
•- The average days on the market for single-family homes are down slightly from last month to 70 days.
Even with the drop in sales the average and median prices are steady to increasing slightly in most areas. The overall Austin economy, while slowing, is still growing and is significantly stronger than most U.S. metropolitan areas. This bodes well for 2009.
Georgetown: (average price is up 1.4% from a year ago to $220,638) Sales of single-family homes for the first four months of 2008 are down 17% compared to last year. There is 8 months of inventory, which is an oversupply and reflects a market which favors buyers. The number of active listings has increased only slightly from last month to 624 listings.
Round Rock: (average price is up 2.8% from a year ago to $212,093) Single-family home sales are down 18.6% compared to this time last year. There is 5.4 months of inventory of homes available, which is slightly favoring buyers. Since last month the number of active listings is stable at 1023 units.
Cedar Park/Leander: (average price is up 8% from last year to $209,638) Single family home sales have decreased 15% for the year and the index for months of inventory has increased to 5.3 months, which is favoring buyers. The number of active listings is up 33% from a year ago to 821 units.
North/Northwest: (average price for June 2008 compared to 2007 is up 2% to $310,294); single family home sales in this area are off 26.4% compared to last year. Active listings are up 44% from a year ago to 344 units; this represents 5.2 months of inventory which favors buyers. This area is in the top 25 most active Austin MLS markets.
Westlake: (compared to June 2007, the average sales price is off 10.2% this year to $709,726) Single-family home sales in this area are down 22.6% compared to this time last year. Currently, there are 277 active listings; this is up 2% compared to last month. The months of inventory is favoring buyers at 8.8 months.
Southwest: (the current average sales price for 2008 compared to June 2007 is up 2.9% to $232,579). Single-family home sales are down 12.5% compared to this time last year, and there is a 4.1 month supply of homes, which is fairly balanced. Active listings are up 37% to 509 compared to a year ago. The Southwest area is among the top 25 Austin MLS markets.
South: (the average sales price compared to last June is the same at $150,657) Single-family home sales are off 31% compared to last June YTD. There are 5.3 months of inventory, which reflects a market which slightly favors Buyers. Active listing inventory is up 10% to 179 units.
Lake (South shore): (the average sales price for June 2008 is up 4.4% over 2007 to $457,964) the number of homes sold so far this year is 14.7% less than this time last year. The months of inventory has remained at 14.2 months, which reflects an oversupply favoring Buyers. There are 793 homes for sale, which is up slightly from last month. With the average sales price continuing to increase and inventories at high levels, this means that buyers are finding greater value in upper end properties.

Barrington Oaks Subdivision is in Travis County and within the City of Austin. Located in Northwest part of the city with easy access to Highway 183 and Spicewood Springs Road, Barrington Oaks has been one of the more popular area subdivisions for many years. Residents appreciate the convenience to shopping, major employers, medical facilities and recreational areas, it is a family neighborhood of quality homes priced from the 180's to the low 300's.

The beauty of Windridge is striking, with its tree-lined streets and quiet cul-de-sacs to its views of the Hill Country. The subdivision is located in Northwest Austin with access to Highway 183. Like the rest of Windridge, it is a quiet, private wooded area with most streets ending in cul-de-sacs. The new area features wet-weather creeks and ponds that compliment many of the homesites.
