When selleing your home as a FSBO seller in North Carolina you must make certain that you complete the required forms and contracts. It is a good idea to consult a local real estate attorney and clarify what forms and contracts are required in a by owner transaction. The attorney fee for consultation on something like this should be relatively small and in most cases they can include your Deed Preparation which is required regardless of how you sell your home.

Remember in North Carolina the only person allowed to advise or interpret a legal document is an attorney regardless of what anyone else may say. Therefore would you not say it is wise to consult an attorney regardless in any real estate transaction. There are many attorneys available and willing to assist in FSBO transactions whether you are buying or selling.

Mr. Ranger
As a FSBO seller in the current real estate market you must prepare your home for success. Many FSBO sellers do not prepare a home correctly and therefore fail to make that quality first impression on potential buyers. There is 3 key factors to selling a home whether by owner or with a full service real estate firm. They are as follows Price, Exposure, and Preparation. The one that I believe is most effective and generally returns positive results is preparation. The key to preparation is start with a professional staging consultation that may cost some money but the return on investment is good. You can take time to research information on home staging and how it often results in quicker sale and for more money. As for price and exposure they are as follows, do not overprice a home ever because this will reduce your exposure. We want to see all FSBO sellers succeed and know why they had that success. Good Luck FSBO's

Mr. Ranger
The ability for a fsbo seller to understand that knowledge is power will significantly increase their success. When a homeowner in North Carolina decides to sell their home for sale by owner and not use a real estate agent. That is a very big decision with a very large investment and therefore the homeowner needs to treat the fsbo real estate decision like a job. Most fsbo sellers never approach selling their home by owner with the proper desire and dedication to succeed. The fact is selling a home for sale by owner is not for everyone and that is understandable.
