If you opt to choose an adjustable -rate loan you have even more options. There are ARMs with interest rate caps and others that contain payment caps. The interest-cap loans set limits on how low the rate can go at each period of adjustment.
The payment-cap loans put a limit on the amount of the monthly payment and state that the payment cannot increase by the certain percentage, even if the rate rises.

Winter Is fast Approaching
Here is a to do list to prepare fro the winter:
Install a Programmable Thermostat: Use it to automaticall control the heat when you are not home and overnight while yo are sleeping.
Check if Cold air is getting into your house: If your house is drafty, you may need additional insulation.
Use Drapes: Where windows fce the sun, keep the drapes open in the day, but close the drapes at night. Keeping the drapes closed will reduce drafts and you'll reduce heating costs.
Repair Windows: Even a crack drives fuel bills up. Got a loose window? Install weather -stripping it helps cold air out of the house.
Install Storm Windows: Remember to put them down once winter begins. They pay for themselves by keeping cold air out and preventing moisture from collwcting on the windows.
Close storm doors: Seals air leaks by caulking and weather-stripping doors.
Clean your fireplace: Call a professional chimney sweep to perform your annual fireplace inspection.
When not in use close your fireplace flue to keep drafts out.
Avoiding Road Rage
Commuting to and from the office , driving to showing and scounting neighborhoods can mean alot of time spent in the car. Traffic and rude drivers can be frustrating, but as temping as it may be to react to theses stressful situations, please resist the urge to make a bad situation worse.
*Follow the rules of the road: Avpid dangerous behaviors as speeding, taingating and erratic lane changes.
* Plan Ahead: I know we are all in a hurry, But give yourself plenty of time for delays.
* Don't respong to Aggression: And what ever you do please no eye contact. Although yo may want to tell drivers how yu feel about their driving there is no way to really know what frame of mind another person is in and you don't want to cause a escalating in the situation.
* Never Get out of the Car: A verbal confrontation is not worth the risk of violence. If another driver confronts you lock your doors and close your windows. Try and drive away, if you are not able and have a cell phone call the police.

Preventing Plumbing Problems
In the bathroom
* Hair is the number 1 cause of clogged drains. Put strainers in your tubs and showers to trap hair and keep drains flowing smoothly-be sure to clean then regularly.
* Do not attempt to flush facial tissues, sanitary products or diapers. Anything other than toilet paper should be thrown away in the trash, not the toilet.
* To remove unattractive mineral deposits, pour one cup of vinegar into a plastic bag and attach over the shower head or faucet with a rubber band. Allow to soak overnight, then remove, wipe off mineral deposit and rinse.
In the basement
* Keep odors from backing up into your home by periodically pouring a bucket of water down the drain. This will keep the seal intact and remove any sediment.
*Check your water meter when no water is being used, then check it again several hours later. If you notice a significant change in the reading, you may have an undetected water leak.
* Annually check the hoses on your washing machine for signs of cracking or weak spots. Replace if needed.
