On this chart, we are tracking units listed in Vilas and Oneida Counties, the Northwoods' of Wisconsin. The blue line represents units listed while the pink line represents units sold. The trend has been remarkably consistent in good years and in not so good years. The unit sales line for 2008 February through April has dropped from previous years. Listings have been a bit off so if the inventory seems low, it actually is.
It should be noted that the weather in 2008 has been significantly worse than the previous winters. The overall economy in the Northwoods' is behind. It is my opinion that some of the sluggishness in unit sales can be attributed to poor weather here and in our largest buyers' market (southern Wisconsin and northern Illinois).
Its not easy trying to gauge trends using the Days On Market Report. There simply are not enough sales to make the data reliable. Days on Market for both On Water and Off Water are reasonable for late spring.
The one noteworthy point is the huge difference in the Average List for Active Listings vs. the Average List for Sold Listings for Off Water homes. There is a $50,000 price difference. The market simply is not accepting high priced off-water homes.

Some good news is that average list and sell prices continue to rise. Wall Street is up 200 points this week. The Fed cut prime again this week. Unemployment claims went down slightly. It is the opinion of many that the worst is actually behind us.
A very belated spring this year in the Northwoods. Ice out on Catfish Lake should be sometime today (May 1). That is about 3 weeks late due to global warming.
We'll soon forget this very long winter as I now have other elements of spring to enjoy. I saw my first loon of spring 2 weeks ago but my lake has not had any open water for the loons to come to. They finally have enough so I hear my favorite sound again. The loon yodel is something worth experiencing.
At dusk, the owls start there chorus of "who's". I suspect that it is some sort of mating thing but I must admit that I have never tried the line.
Finally, the bears have come out too. Our bear feeder, cleverly disguised as a bird feeder is being raided nightly as there isn't much for the very hungry bears in the woods. If we get some rain, the berries will start coming out but this time of year is tough for bears. They will go for rotting logs looking for bugs. Thank god for bird feeders and garbage!
The Masters is on, the course appears to be its fabulous self and we are getting loads of snow. Its just wrong.
On a brighter note, the activity here in the Northwoods is picking up. I suspect that the tulips down below the Arctic Circle we know as Hwy 8 are coming up and buyers are dreaming of a summer at the lake! There has not been a ton of on-water activity as are water remains quite hard and quite buried. It is difficult to show lakefront with an snow shoes and an ice auger.
With that, I have Jim's theory of Northwoods business at this point. 80% of our market is recreational properties. That is, they have a primary residence elsewhere (i.e. warmer). Those with money seem to be quite content to watch the market from the sidelines but not participating. Those with less money are less patient and are asking about price reductions and similar questions. The dividing line at this moment in time seems to be around $500,000. Many above are willing to wait for the market to go back to its usual robust self. Those below are stuck with a market with a lot of competitive listings and not many buyers (thus far).
Now, back to building my 25th snowman of the year.
First quarter results are in for Vilas and Oneida Counties. The number of sales is disappointing when compared with previous years. It is my opinion that the sales are the result of the harsher than normal winter weather here and in markets where our buyers come from (Milwaukee, Madison, and Chicagoland).
Some positive news is the reduction in the number of listings. The gap between the number of sales and listings is getting smaller which is a sign of a market getting heal
