Insights from a 20 year real estate veteran


1.) YARD SIGN:
This may seem like an obvious thing but you would be shocked at the large number of REO properties that do not even have a for sale sign in the yard. My data shows that 25-30% of my leads come from yard signs therefore, I would insist on a large, colonial post sign with brochure boxes to hold color flyers and a rider giving the list agents personal cell phone and web page.

2.) CLEAN YARD:
Another no brainer but I routinely find in REO properties (not mine) the grass is a foot high, weeds choke out the flower beds and there are numerous old newspapers and circulars littering the driveway. This is a dangerous red flag alerting all the criminals that this would be a great house to vandalize. Oh, last week I saw a house that had the front door with a three foot hole kicked through it. This would not have surprised me too much had I not called that "other" REO agent to inform him his property had been vandalized (they stole all the copper piping and trashed the radiators) almost 2 weeks prior. So basically this house in Baltimore City sat fully open to the elements and further vandalization because this REO agent was too lazy to call a board up service. So, I would require a clean yard, cut grass and bi-weekly property inspections.

3.) TRASHOUT:
This one really annoys me. When I go to show a home I do not want to have to climb through trash and debris and the buyers are thinking get me the heck out of this dump. But over and over I visit REO properties to find them full of trash, personal belongings, dead animals, animal droppings, spoiled food and filth. Get your REO properties trashed out and then have them cleaned.

4.) NO UTILITIES:
We have seasons here in Maryland. In the summer its hot as blazes and in the winter its cold and gray. If the electric is off in a house two things happen. First, its either unbearable hot or freezing cold and second, the sump pump does not kick on and the basement floods. So, if I was an REO manager I would insist my agents have the utilities on, the heat set to a minimum and the sump pump on and working!!! If your basement floods and then causes mold you are losing significant value.

5.) SUPPORT STAFF:
As a busy agent listing and selling homes I need to have good and fast communication with my cooperating agent. However, the majority of REO list agents in this area are notorious for being impossible to find. If I was the asset manager I would insist my REO list agents either be available to answer calls or have a support staff to handle inquiries. How else can you sell a house if you cannot get the list agent on the phone.

6.) MLS Information:
You would have to see them to believe it. I kid you not I saw one the other day under directions that said "you look them up". Most of your busy REO agents have comments that say something like this "bank owned foreclosure sold as is where is, seller will make no repairs, proof of funds required, bank addendum to follow as counter". Now if you were a buyer looking at those remarks would get that warm and fuzzy feeling and want to buy this house? Ah, no!!! It says I am a busy arrogant list agent and if you want this house well, take it or leave it. You should be requiring no mention of this being a foreclosure property in the MLS and you should be requiring the agent to show you the MLS printout because they are NOT completing the forms. The room sizes are not listed, the type of utilities is not listed, the directions are not listed and they are costing you money!!! Lots of money!!!!

Copper Pipe Vandals

copper pipes Harford county real estate Vandals are hitting vacant propeties in search of scrap metals to sell. Copper is the most expensive at close to $3.00 a pound and aluminum is right behind that. In the last week I have seen several vacant homes have the doors kicked in and the copper piping sawed out of the basement. This is causing thousands of dollars in damage in these homes when the copper is cut from the heating system and the water pipes of the basement.

As the agent for bank owned properties I am very careful to have my properties secure and well tened to as not to appear vacant. However, many brokers have properties that are easy targets with grass a foot high, newspapers piled in the driveway and litter in the yard. If you are going to hold yourself out as an REO agent at least take the time to make sure these properties are groomed and secure.

Cheap gas in Harford County

I was thinking it might be nice if we posted the best places to buy gas. I happened to run across cheap (????) gas at the corner of route 1 and 136 in Harford county today by accident. And, its pretty sick that I was excited to see gas under $3.50 a gallon. But I was driving up route one on my way to doa BPO for a bank on a foreclosure property and ran across two gas stations the Wawa and Royal Farms, both were less than $3.50 a gallon.

If you happen to run across a cheapy station let me know and I will do the same.

Fun Stuff to do for FREE in MD and DC

I have lived in Maryland all of my life and been to the Baltimore zoo many times. What I did not know was that the Washington DC, National zoo was FREE. I am a lover of freebies and so was fully impressed with this zoo. What a great way to spend the day with the family. The panda exhibit was our favorite and the gorilla house was amazing too.

For a nice day trip from the Harford County area we drove to the Metro and then took the train down. After the zoo we hopped over to the museum of Natural history.

I really recommend this as a cheap day trip the kids will love.

Things to do in Bel Air in Harford County...it's a yummy treat!!!

My husband, Jim, has an uncanny ability to zero in on the best places to eat. So when he said we have to go to Broom's Bloom for ice cream I said....I don't really like ice cream. So after I heard some local Moms say how it was a great hang out to let your kids run around by the corn fields I thought hot dog a hot spot I can relate to. So we took our daughter Jessica and headed on over. There was a line out the door and I thought this had better be good.

I must say it far exceeded my expectations and I now know I love ice cream. Not the stuff you buy in the stores but this fresh creamy delicious concotion they make at Broom's....I'm in love, In fact Jessica said could you stop moaning while you eat. This is far and away the best ice cream in Harford county maybe the state of Maryland, maybe the world!!!

I hear they have lunch and I am excited to stop by this week and sample what they create for lunch. Oh, and another of my favorite things is value and I think I paid $1.89 for a generous scoop of this heavenly creamy goodness.
