How to Sell an Ugly House

One of my first blog posts from June 2008 was for a house in Forest Hill that I titled:

Great House with Ugly Bathroom for Sale.

Why do agents try to ignore the negatives of their listings? Do they think we cannot see the flocked and mirrored wallpaper in the dining room? Or, how about the shag carpet in the clubroom. Instead of trying to come up with descriptions like well kept by original owner (which tells us that everything is 40 years old) why not just say this house has some outdated wallpaper but is priced to make you some sweat equity.

I think the buyers appreciate our honesty. For this house I sold in Forest Hill we made full disclosure of everything we could find wrong with the house, put a one year warranty in place and priced it to overcome the objections about the ugly bathroom.

Now as far as offending the sellers go......EVERYONE thinks their home is a palace. So, you do not want to offend the seller and market his house too blatantly, But, if things are outdated, name them and compensate in the price. For example, you might say something like "priced below the market by $20,000 because this house needs new carpet and a bathroom remodel, earn some sweat equity!!!"

In the end, this paid off and the sellers got a very difficult property sold in a challenging market. So, the next time you have a home with many outdated features call them like you see them because the buyers will.
