Thankful for No Turkeys and No Big Meals

By this time of the season, most people would have thawed their turkey by now and it's probably well on its way to make that Thanksgiving feast. I hear stories of clients and friends about how they plan to cook their Turkey.

My first Turkey experience was something to remember. Fresh from Malaysia, I cooked my Turkey in "record time" (over 6 hours) because the temperature in the chepo oven in the apartment was not "hot" enough. I served over 35 people that year. My turkey was made a dessert after we had the sides 3 hours earlier. That was back in 1996.

Every year since then, my turkey cooking experience improved. Now, I could make my Roast Turkey Alton Brown style in 2 hours. Everyone LOVES it.

 

This year, I'm eternally thankful for NOT having a Thanksgiving Dinner to cook. In fact, cooking is NOT my domain. I rather go through wisdom teeth extraction than to prepare a meal. During the week, I get by preparing simple home cook Asian meals for my son and my husband. It's only on weekends (Friday through Sunday) that I "eat".

What my family plans to do is to have Thanksgiving Lunch on Saturday - Malaysian style. We call it Steamboat, or better known as Hot Pot. It's yummy and the least stressful for me.

 

So, whether you enjoy cooking or not, I wish you a Happy Thanksgiving. We all have lots to be thankful for this year.

I Refuse to be Extinct!

When Al & Peggy Cunningham wrote this Featured Post, Is the Real Estate Agent Obsolete but Doesnt Know it Yet (Member's Only), I thought there were some interesting comments and facts shared by Al & Peggy as well as commenters on the blog. I must say that this is not the first I've heard and I've been hearing this rumors since I got into the business over 6 years ago.

The Internet is going to change the world and the Internet is going to take the place of the real estate agents. No buyers would need agents to show them around because the Internet has made the world closer. No sellers would need agents because they could post their homes for sale on the Internet. Everything is going to splash before your very eyes.

Most of my buyers do not buy homes just by looking on the Internet. They would need to see, feel, touch and smell the house before they feel comfortable purchasing it. My clients still need the person who they feel comfortable guiding them through the process whether they are doing it for the first time or the sixth time.

I'm not going to be bold enough to compare our profession with a dentist or a brain surgeon. Many agents try to say, the reason we shouldn't pull our own teeth or remove the tumor in our brain because we lack the knowledge or skillset. Now, that's thinking too highly of ourselves if we put ourselves in that caliber. But the truth is that if you are very good at what you do, you should be professional of your domain. No one - including your brightest and smartest clients should know more about home buying or selling than you do. While these professions require more than just an extensive education, as for me - I view these 2 things keep us (the real estate agents) in business:

Convenience

Have you read my recent post, Should You For Sale By Owner? In this post, I outlined some factors to consider if you want to go down that path. The bottom line is the CONVENIENCE factor. In our everyday life, we have so much to juggle and on top of it, you are trying to add a real estate transaction to the mix. A real estate transaction is NOT rocket science when you have no problems and all grounds covered and nothing go wrong in the transaction. It becomes a very stressful and complicated process, on top of being a costly lesson if not executed properly.

There are many parts to a real estate transaction. Most people stop at price and closing date. Most people don't realize there are lots of contingencies to a basic real estate transaction, built into the contract. If you are not well versed in understanding it, you will be pleasantly surprised that you might have missed several contingencies and have no recourse from the other party because you didn't understand what to watch for. Even if you did, do you want to? Or would you rather spend time and energy thinking about your next destination?

Computers and Internets do not run on emotions to process their decisions for buying. People, on the other hand do.

Voice of Reason

As much as real estate transactions have systems and standard procedures, when we throw "people" and human emotions into the mix, it no longer fit cookie cutter molds. I've been called Voice of Reason by my clients. When emotions are high, we need a 3rd party to pull us back down into reality. Buyers and sellers are very emotional during this process - after all it's their homes you are talking about. The house that made into homes with beautiful and lasting memories in it. Of course, emotions are running on full throttle.

In the end, as much as there are, or there will be memories in the house, it is still a business transaction. The numbers have to work right in fairness for both parties to the transaction. This is where I see the Internet, or Google can't do for people.

Agents could lay out the Do's and the Don'ts of a real estate transaction. Heck, websites could even outline Step 1 to Step 20 to take a real estate transaction from Contract to Closing. It's not that easy because we throw "us" into the mix and that's the problem.

The truth is that we are people. Different people bring different sets of feelings and emotions into the transactions.

If you believe that the Internet will make you extinct, you're right. If you believe that you will rise higher than the occasion, you're right too! As for me - I refuse to be extinct, so I must have a shift in my thinking about my services, my values and my difference I could bring to the real estate transaction.

I Refuse to be Extinct!

To everything, There is a Season

The Sunday before Thanksgiving, I love to specifically highlight the things I am truly thankful for this year:

By far, my biggest challenge is also my biggest opportunity to grow - as a mother. It is the most difficult task I am entrusted with and there are times, I really felt like all I wanted was to put him back in my tummy so that I can get on with life. But all the hard work set aside, it will be the most rewarding hat I'd ever wear. I just dont know it yet.

 

 

 

I'm thankful that 2009 has been my best year yet in real estate. It seems as if I jumped through hoops to get deals closed but I'm grateful for the momentum, energy and positive outlook I have - in business and in life. I'm rocking and rolling and I am soaking it all in. There is no stopping me.

As my business get better, it also requires more time, focus and attention to it. I'm gifted 24 hours in the day just like everyone else - which means my husband had been at the short stick of the receiving end. I'm thankful for his unconditional love and support through this time. He helps me out ALOT with paperwork and watching my son when I can't be there.

I'm thankful for all the opportunities my clients had given me. Without them, I have nothing. I am also thankful for a great presence here in the 'Rain - for which I will not take lightly. Thank you for accepting whom I am and thank you for accepting my vulnerability as I navigate these uncharterred waters.

But most of all, I am thankful for God's unending blessings and protection over me. It just keeps pouring and I am thankful for that. To Him, I give my all. I pledged to put my best foot forward and to represent Him the best way I know how. It is not my success that you see but to the One who gave it all. My success only comes from Him alone. My clients are vessels for my success.

 

 

 

At the beginning of 2009, He asked me to pray about this scripture, "You are the Light of the World. A city on a hill that cannot be hidden. No one lights a lamp and keep it hidden. A lamp is placed on a stand to shine. Let your good deeds shine out for others to see so that everyone will praise your Heavenly Father... Matt 5:14-16".

It took me 10 months to really understand what He wanted to tell me. I am thankful for His undying patience for me.

This Thanksgiving, I am just going to do nothing except to be thankful for everything

Frisco TX October 2009 Housing Market Report

Frisco TX reported 177 homes sold in October 2009. These numbers include single-family homes, condos, duplexes and townhomes. That makes Frisco TX sold a total of 687 homes in the 3rd Quarter, making it a total of 1,657 homes thus far for 2009.

The lowest priced home sold for $116,500 (2-bedroom, 2-bathroom property, 1,472 square feet) in Stonebrook Frisco. It took 35 days to sell this house.

The most expensive priced home sold for $1.5 million (6-bedroom, 8 bathrooms, almost 8,500 square feet) at Stonebriar Country Club Frisco. It is an exquisite Mediterranean custom home built by Parthenon Home Builder based in Frisco TX. This home is under construction when it sold.

The average home in Frisco Texas is 4-bedroom, 3 bathrooms, just over 3,000 square feet and sold for $277,946 in 74 days on the market.

I think it's important to study the days on market for the homes sold. As a buyer, you will understand the "limits" of your negotiation power in general and as a seller, it is important to know the pricing correctly gives you the greatest chance to sell your home.

Real Estate Commentaries based on the above market data:

The October 2009 numbers did not perform as well as the October 2008 numbers. However, in almost all categories (each pricing group), the homes sold faster than the previous month, or faster than the same time last year. Hence, these are some small improvements here in the Frisco TX housing market.

Currently, Frisco TX has 935 homes available for purchase. The lowest priced property is a townhome off Hickory Street, priced at $52,900 (a 2-bedroom and 1 1/2 bathrooms). The most expensive home is a custom built home by Chapman Builders at Villages of Stonebriar Park for $5.4 Million (over 10,000 square feet).

 

Also, there is a possibility that you may be receiving differing numbers you found here and another site. Note that Frisco as recorded by the local MLS is tracked by Frisco school district (MLS 55). However, the information MLS 55 may include Plano, McKinney and Little Elm. That is most likely the difference. The information within Frisco is deemed correct for single-family homes, condos, duplexes and townhomes.

Reflections of Homes Not Selling On Your Time Table

Yes, sometimes houses just don't close for very good reasons but we just don't know it yet. As people, we tend to want to fix things and make things right when it goes "wrong". Real estate transactions and negotiations included.

This property 4581 Spencer in Wellington at Preston Meadows of Plano, TX was a listing I took back in early August 2009. By the 2nd weekend, this property was hot off the press with MANY INTERESTED BUYERS. 9 out of 10 buyers asked for Seller's Disclosure - which indicated strong interests.

By the end of the 2nd weekend, we were in multiple offer negotiations. Yippee!!!

The first time home buyers pulled out at the last minute after both parties agreed to the repairs during the Option Period. My clients and I were bumped but kept our chins up. We just put the house back on the market.

Another 2 weeks later, we received an offer with a Buyer with a contingency to sell his house. With the interests, traffic and feedback we received, my clients felt it was not a good idea to accept the offer with a contingency to sell their existing house.

Two weeks later, this 2nd buyer presented the offer without the contingency since he also received an offer on his property. A week later, his buyer had cold feet, causing him to try to extend the contingency. No can do for my clients. I concurred.

Couple more weeks went by and by now, it's about 60 days into the listing. We received a 3rd offer with yet another first time home buyer.

We successfully negotiated the contract, went passed the Option period and moved on. By now, it's November 6th 2009. President Obama signed the Extended Tax Credit. The buyer originally did not qualify for this tax credit because his income disqualified him. The original tax credit did not include repeat buyers.

Last Friday, November 20th 2009, we successfully closed on the house. Even though it affected my "track record" of moving sellers in 30-45 days (this was 76days), I do it willingly.

This time, both sides of the transaction (the first time home buyer and my clients) now qualified for the $8,000 first time home buyer tax credit and $6,500 for the repeat buyer tax credit.

I could say that I was upset that when the first transaction fell through, I was deeply upset because this doesn't happen to "me" very often. In fact, it's the first for 2009. I took it very personally.

Looking back, had my clients closed on the original closing date, 9/18/09, they wouldn't have qualified for their $6,500 tax credit. Looking back, I'm so thankful it didn't happen even the 2nd time - to close 10/28/09 - just 9 days before Obama signed the extended tax credit into law.

This closing couldn't have happened in a more timely manner. Thank you God for watching over all of us even when we always want things to happen on our own time.
