It's big game in Dallas TX. The Red River Rivalry between the Oklahoma Sooners and Texas Longhorns. Every year, this place is divided equally with Reds and Burnt Oranges. Anyone not wearing either of these colors should just get out of the way. We're serious when we talk about Da Game.
Once a year, on OU-TX weekend, the parties start on Friday. The West End Dallas area will probably be swamped with die-heart OU and TX fans from all over the country. Many more throw their very own OU-TX home parties. Yes, we take the day off and make it our own 3-day weekend here in town. The schools are officially off on the Friday before the game to give their students an opportunity to travel 200 miles south (for OU fans) and 200 miles north (UT fans) to meet in Dallas - the center of their meeting place. It is sports' greatest rivalry in a neutral zone.
The OU-TX game is held in conjunction with the Texas State Fair at the Cotton Bowl. Our first match at the Cotton Bowl began in 1929 when it only housed 16,000 fans. Tomorrow, it is estimated that we will have over 92,000 show up for just this game alone. It is always a SOLD-OUT event. It will be the 109th time these 2 teams played each other. Now, that's tradition worth living!
If you are an Oklahoma Sooner, it doesnt matter how your season looks like. It doesn't matter if we are headed to the National Championship. All that matters is that we WIN this game.
Oh by the way, I never work OU-TX weekend too. The game kicks off at 11am CST and I'll be on my front row seat rooting for my team from home.

Let Da Party Begin in Big D! OU-TX Weekend Lives on...
Before - I was BLIND. Now, I see. That pretty much sums up my time here in the 'Rain.
These days, I have been working on my limiting beliefs. I'm slowly coming out of it. Where I come from and how I was brought up has alot to do with whom I am today but they are just stories I crafted along the way. Every day can be a struggle if I do not choose to see my world in a positive light. Yet, I am ready to re-create my story each day.
I grew up in a Perfectionist household. If you cannot be the best, you shouldn't even try. My father stopped me from getting tennis lessons because he told me that there's only going to be one John McEnroe, one Boris Becker and one Steffi Graff in the world. If you can't be good like them, don't even waste your time. Growing up, I'm not the most intelligent in my class. In fact, I struggled with taking tests even though I feel I am fairly brilliant. I just sucked at exams. I "wrote myself off" as someone who's never good enough. Yet, I'm always out there to prove my own worthiness in everything I do. That's why when I decided to play in the 'Rain, I decided to become one of the world's top real estate bloggers.
Fast forward to my first few years in real estate. My limiting belief brought me to set up a buyer rebate policy because I didn't know any other way why a client would want to work with me. (Now, if this is your business policy, what I am about to share with you has nothing to do with you. All the thoughts are just mine. So, please do not take it personally.) That was the only way I saw myself as the VALUE PROPOSITION to my clients' transaction - was the added paycheck at the end of the transaction. I didn't know any better.
So, in November 2006, I found Active Rain. I played around here not knowing what would become of my blogging. My first coach was Jennifer Allan and she helped me get out of that. 3 years later in October 2009, I constantly receive emails and compliments about my writing. I never knew the writer in me. My new coach, Kathy Eppley even told me that I have a gift of writing. When she first said it, I thought she was joking or trying to be nice. But when I evaluated my time here on Active Rain, these three years have definitely been something. As I help her get up to speed with Active Rain, little did I know how much time I have invested in becoming the blogger, the encourager, the person that I am. Gone are the days would I make up excuses for myself - that I speak English as a 2nd language, that I come from a different country, hence I talk funny.
I really cant say because I would never know what it would be like if it was not for the time I paid here on Active Rain. A local realtor had just wrote me asking me if I'm willing to share how I become a prolific blogger. She hasnt gained the presence she liked and her blogging hasnt really paid off. I wrote her back to tell her that there are plenty of business for everyone. I'm never afraid of sharing with agents that work in my area. In fact, whenever we do work together, instead of being in adversary positions, if we were business partners, doesn't that make our transaction go so much smoother for our clients because our personal agenda is out of the picture?
I could tell you that had it not been with the people that changed my views on things, I would not have reacted in that manner. Although Katerina Gasset is awesome for her SEO, Katerina is first, my personal friend that we could talk about family and our faith. Katerina shared with me the Law of Abundance and helped me changed from the scarcity mindset. Ask Broker Bryant and Missy Caulk the times they picked up the phone to help me when they knew I needed it most. They helped me become the best listing agent in my area. Getting the appointments is what I'm working on these days, but with their help, I've nailed each and every one of the listing interviews but one in 3 years. Now, Active Rain did ALL that for me. Had it not been for AR, I'm still wondering what on earth I'm doing. One thing is for sure, there would not be a 3:16 team REALTY. I wouldn't have gone out on my own. Each and everyone of you had made my journey in becoming an awesome Realtor/ broker for my company so much easier and knowledgeable. Gary Woltal is my biggest supporter and he constantly encourage and believe in me. The thought of Sheldon Neal just encourages me to get out there more and share myself with others. Bill Gassett and Lenn Harley are people I can always count on to bounce ideas. And I have so many cheerleaders in my troop. All 657 of them that would be totally impossible to acknowledge each one. Susan Mangigian watched over me and I do business with John Cannata.
Your own journey on Active Rain is yours to craft. I could talk until I'm blue in the face about the changes made here, but if you didn't experience it on your own, it wouldn't mean a thing. Just remember, it's your choice to play here in the 'Rain. How you make of it depends on what you are willing to put in and get out.
The secret about gaining a presence here on Active Rain. It's all in your attitude. You could never possibly receive enough all that you have given out.

Before Active Rain & Now - I Couldn't Have Done It Without YOU!
Donna Harris of Austin TX enlightened me with her post about Blog Action Day. She mentioned that all bloggers across the world is supposed to write about the same topic. This year, it's about Climate Control.
I do my part in keeping the environment green and safe. However, if I said I was totally out there and advocating it, I'd be stretching the truth a little too much. However, doing my part as an active blogger, I want to participate in my very own Blog Action Day.
Bringing the topic a little closer to home, I want to share some tips about Climate Control in our homes. Yup, I'm talking about the thermostat.
First of all, if you are not using a programmable thermostat, consider install one. The newer ones are much more efficient and you can set them to run on timers. Depending on how much you are at home, you could set the temperature in your home differently. They run about $75 - $100 depending on name brands.
The best way of having your home designed for maximum energy efficiency depends on your budget and the size of your home. Assuming you have a fairly large house, it may not be surprising to have 3 zones: common areas, master bedroom and secondary bedrooms. Using the programmable thermostat, could you see how you could control the efficiency of energy usage in your home? Most single story homes run on 1 unit while 2-story homes run on 2 units.
Also, if you are away from your home for more than 6 hours, you could set a 10 degree temperature difference between your comfort level and your "away" temperature. This also depends on the design of your home. If you have open areas, 2-story high spaces in your family rooms, then this may not work in your favor.
The best way to know how to run your home energy efficiently is to hire an energy efficiency evaluation company. Part of their job is to check for leaks in seals of your dooors and windows. A service like this may cost you between $600 - $900 including taking care of the "problem areas" in the DFW area. In the long run, this brings you significant savings.

Last weekend (Early October 2009) was the first opportunity in North Texas to turn out the furnace in our homes. Children's consignment sales are one of my spring and fall favorite past times. I enjoy shopping there. I purchase my son's clothing/ age appropriate toys for the upcoming season during these sales. Just a few days prior to take, I collect the items my son no longer could wear, and re-sell them at the sale.
This weekend, Friday (10/16/09) and Saturday (10/17/09), Frisco Moms of Preschoolers (MOPS) is having their semi-annual sale, "Twice as Nice". The proceeds of the sale benefits the MOPS group of Frisco TX First Baptist Church.
On Friday (10/16/09), the Pre-Sale will begin from 6pm - 8pm. Qualified shoppers, volunteers, 1st time moms and 1st time expecting moms can shop during this pre-sale.
On Saturday (10/17/09), the Sale will begin at 7:30pm - 11:30am. The Half Price sale will begin from 12:30pm - 2:00pm. Any items marked with an "x" will be sold at half the listed price.
Seller Information
If you are interested in selling your items, please have them ready and on location at the Frisco TX First Baptist Church on Thursday 4:00pm - 8:00pm or Friday 9:00am - 12:00pm. You will receive 60% of the proceeds from your sale. There is a $5 seller fee which will be deducted from your total sale.
If you would like to earn more, you can volunteer to work at least 1 shift and you will receive 70%.

NEW HOME CONSTRUCTION - Many buyers do not feel that there is a necessity in working with a real estate agent that is on "their side" to look out for their best interest when dealing with home builders. Since the Frisco, McKinney, Allen, Little Elm, Prosper and Celina TX real estate markets are booming with new home construction, you might want to consider working with an agent who understands this entirely different beast. NEGOTIATION - My experience with sales and negotiation began at a tender age of 12. By 15, I was making enough commission to stock away for my college education. SELLER REPRESENTATION -To date, I have sold every house I have listed except for three. The first, my own which my family and I decided to turn it a rental property instead. Second, the seller who was accepted to enter an education program here in the area decided that she did not need to move. Last, is a seller who is sick and can no longer able to conveniently show her house decided to take the property off the market. My selling record include 1-day on the market, 10 days on the market to many of them between 2-3 weeks despite what the media says it is doing. RELOCATION - The greater Dallas metroplex remains one of the most best value places to live in the country. In addition, the standard of living is very affordable and in line with inflation. I serve many relocation clients that come from the East, West and other large metropolitan cities around the country. Real estate expectations (what you can get for your money) are not the same. Before the tech-sector crash in 2000, I was living in Plano. As you know, this area went from very affluent to on of the biggest foreclosure areas in the US. Fortunately, I survived it. Later, but while the affects of the crash were still very real I needed to move. I had contacted several realtors and several made less than a half-hearted effort to do anything except try to get exclusivity. This is when I found out that Loreena was doing real estate, so I contacted her and made an appointment.
When she arrived for our appointment, we went through the normal preliminary procedures and all was fine. Then she surprised us. She had already done most of the work and only needed to take a few pictures of the inside and determine the price that we would be comfortable asking. She also spent a great deal of time explaining to us how the whole sales process work and what we could expect. All was correct and explained to us in a way that was very pleasant, easy to understand with time for questions and with no condescension at all We were so impressed that we offered exclusivity.
About a week later, we moved to the east coast and left her in charge of the house. She made sure that all was being taken care of as we had arranged, with contractors. Then she went to work and very soon afterwards she had a buyer for us with many possibilities in their favor she was able to keep them interested in our house and they passes on all of the others. Their realtor was well seasoned and strong willed, but she held her ground and delivered a good price, and a painless sale. If you ask me, there is no better realtor than Loreena, because she puts her heart into the sale of the property and you can sense it and her sincerity.
