Home Purchase As A Forced Savings

The truth out there is that there are many more who has not much savings to speak off, should they be purchasing?

 In the past, my answer would be a strong NO. Today, my answer would be a MAYBE. Why?

While serving as this realtor, I have many chances to become my client's trusted advisor in one of their biggest purchases ever. I do not take this task lightly and I am very careful in the houses I show them. We normally set up an initial consultation to evaluate their needs.

I serve a large pool of clients with different financial backgrounds. For those who cannot put down payments, I do evaluate their situations and where I am needed (when they ask for advice), I share with them my best home advice - where your home should be a blessing - not something you work hard to make payments for.

Thus, I advocate putting as much down as possible and if there are consumer debts, pay them off first. I truly believe in this philosophy because I feel that this is when you can make your home a blessing to you and your family.

However, I do have a small change of heart about totally paying off ALL the consumer debts. The truth is that people spend and people buy. Be it a jet-ski, vacation, or simply crap, people spend money. So, if they thought that renting is simply an act of throwing money away, then I would say that making that house payment in lieu of having any extra to spend on would be a good idea.
(Note: I still want to advocate that I think this is not the best idea in the world but I cannot or should not judge what people should do with their money.)

Cotton Bowl headed for New Cowboys stadium

 It has just been made official: The Cotton Bowl is headed for the new Dallas Cowboys stadium in Arlington, Texas. The Cotton Bowl Classic has been played in the Cotton Bowl stadium since its inception in 1937 and soon will use the new facility on New Year's Day 2010. This brings good news for Jerry Jones - the owner of NFL Dallas Cowboys. The Cotton Bowl officials intend to pursue the Cotton Bowl as another BCS Bowl Series which are currently determined through the 2010 season.

 The Cotton Bowl facility has been deteriorating and with the unpredictable weather conditions in North Texas, this facility has not been a good contender as a choice of the BCS Bowl Series. However, the new Cowboys stadium is constructed with a retractable roof. Hence, this solves the weather issue in January where it could be relatively sunny or icing in North Texas.

In the past, the Cotton Bowl had faced its controversy about the expensive $50 million in renovations to include upgrade seats, concession stands, scoreboards and restrooms. When completed, this stadium should seat over 92,000 seats. No plans can be made until the OU Sooners -Texas Longhorns Red River Rivalry makes the decision of extending the contract. They finally did to at least 2015.

 With the Cotton Bowl headed for the new facility and now becoming a BCS Bowl Series contender, it is poised to bring good fortune to the Dallas, Arlington and surrounding areas.

What's Going On In Panther Creek Estates Frisco TX Homes?

Panther Creek Estates (PCE) Frisco is a highly-sought after neighborhood in Frisco. Located on the north side of Frisco, Panther Creek borders Hillcrest to Coit and Eldorado Parkway to Panther Creek. Intermedco developed Panther Creek Estates in early 2004. Since that time, many builders have participated in building PCE. They are Buescher Homes, Mercedes Homes, Centex, Meritage Homes, Bowen Family Homes and the two latest builders are First Texas Homes and D.R. Horton. Legendary Homes - a sister-company of Buescher Homes participated but only built very few homes during their time at Panther Creek.

There are a few foreclosures at Panther Creek Estates Frisco as a result of unsuccessful real estate investing. These are very large homes (over 3,000 square feet). However, with very minimal home features. If you are looking for a large home, this may be a option for you. Then, you could remodel it yourself with the upgraded features of your choice. Then there are "regular" homes. These will sell for market value unlike the foreclosure ones.

However, due to the enormous selection offered by other Frisco TX homes, these prices have also been adjusted downwards. So, if you are looking for a great value, now is a great time to purchase. Inventory is at its all-time high and prices are maintained affordable.

List First, Reduce Later Strategy

List Now, Reduce Later strategy is a real pricing strategy that many home Sellers use in today's challenging Frisco TX Homes.

My advice is not do it. Avoid it like a plague. I knew that was not the right price to list them at. It serves no one (Seller's and my time, not forgetting the Buyer's agents and Buyers' time to view the property).

It's one thing that I didn't know the RIGHT price to list it at, it's another if I know it's overpriced.

The List First, Redice Later strategy seems to get agents listings and the Sellers themselves try to get their highest possible price. But this strategy sets a false hope in the Frisco TX Home Seller's mind that somehow they *COULD* find that Buyer whom will give them that price. Over time, and with no offer, the relationship between the listing agent and the Seller gets strained. Then, when the listing agent goes back to ask for a price reduction, the Seller feels that the listing agent took away a huge chunk of their equity. Ouch.

I know not to take overpriced listings. I get too stressed out and it makes me sick that I am wasting my time and money. If I say, I'd never took an overpriced listing, I'd be lying. So, I know better. I just wonder where could this "knowledge" brings me? Maybe the Broker Bryant strategy of niching in Expired Listings...... Hmmmm..... maybe, just maybe.

Tithing While In Debt

Terry Schallert of La Crosse, WI wrote to Dave Ramsey Fans about Be Careful of Your Credit several months back. I'd like to comment about 2 comments made by Bob and Gabe recently.

Bob said, " I understand that Dave, like many Christians gives a tithe each month, but I don't understand this when you are in debt. When you legally and morally owe other people money I don't think you should be giving it away. I think you chose to give up that right when you went into debt.

Also, if you are in debt you obviously cannot afford to pay for yourself, why should you be giving money away. It is sort of like when you are on an airplane, they tell you to put your own mask on before you help other".

Gabe said, "I agree with Bob that one needs to take care of himself before trying to help others. Dave does get a little too preachy sometimes. According to the bible, a man that doesn't provide for his household is worse than one that disowns the faith. Now, I'm not saying you can't give a little here and there, but 10% would be out of balance IMO".

Disclosure: I am a Dave Ramsey fan. My family and I have been on the Total Makeover Plan since August 2005. We never acquired credit card debts, always paid them in full. But we realize we were still buying more than we need. So, we switched to an only cash-policy and keeping up with debt card transactions is alot less time-consuming than making sure the credit card payments are made on time. We had always lived on the philosophy of "living less than you make". It served us well.

I have a different outlook about Bob and Gabe's comments about tithing while in debt. While I understand that most Christians may not believe in this philosophy, I have experience this first hand. Coming from a non-Christian background, most of my childhood, I was taught to help myself first and the importance of having financial security. The more I grasp on this concept, the more I held on tightly to it. It was a difficult lesson learning to let go and it still is. But once I try relaxing my fist, and letting other priorities set precedence in my life, things around me start to make more sense. It is not something that one person can necessarily make you understand, it is an experience only you could feel it for yourself and make any sense of it.

In Christianity, we are taught that everything we have belongs to God. We are only here for a temporary moment and that this lifetime is a preparation for eternity in Heaven with Him. So, God owns 100%. Giving him back 10% (tithe) is just a small portion. Learn to make-do with the other 90%. Also, God in His almight power does NOT need our money. God provides for His kingdom when and where He sees fit. So, why would He require us to TITHE? Because He tries to change own personality of "grabbing on to stuff".

Is that irresponsibility on the debtor's part? I feel that that's really up to the debtor's opinion. If he/she has such high regard for responsibility, overspending on acquiring "stuff" perhaps may not happen in the first place. If this mentality does not change, there will not be a change of heart and a change of attitude towards spending. Buyers will always buy so if they choose not to tithe (assuming that they are taught to do that), more than likely they have another reason to use that 10% more because surprise, surprise, Christmas is in December, or opppsss...... I didnt realize that school starts in August and it's July now. My kids need new clothing because they outgrew them.

The Million Dollar Question is, "Should You Tithe While You Are In Debt?" The Million Dollar Answer is, "ABSOLUTELY".

You tithe yourself out of debt. In the hard process of learning where your money should go, you set priorities and along the way, hopefully you realize that financial is so much more emotional rather than mathematical.
