Not every salt water canal home in Palm Coast has any structure on the water so I am often asked by potential buyers what the rules are for building a dock or boat lift on one of Palm Coast’s salt water canals. Here is a summary of the building requirements.
Setbacks from the side of the property are a minimum of ten feet. But city can impose other set backs that take into consideration lot size, location, easements existing structures and navigation. No dock can exceed 65% of the water frontage of the property. So for example if you lot is 80 feet wide the maximium dock size would be 52 feet. When you think about this makes a lot of sense. If you could build a dock that extended much beyond that it may limit the ability of your neighbor to navigate into their boat lift.
No docks or piers can extend more than twelve feet into the navigable area of the saltwater canal unless the canal is 100’ or more in width, in which case they can extend out sixteen feet. All boat lifts must be mounted within the twelve or sixteen foot dimension allowed for structures in the waterway and if your boat lift includes a roof over the dock the roof must be hip roof construction which is stronger design that has been proven to be more storm resistant then gable roofs.

We are only three weeks into 2011 and there has already been so much activity on the waterfront home market in our community I thought it was time for an update. We are averaging one new listing per day either on the ocean, intracoastal waterway or salt water canals. Here are my two favorite.
This house in my neigborhood at was built in 2006 it is a two story Key West style home very close to the intracoastal with no bridges. It has views of Cimmaron Basin from the wrap around deck, beautiful landscaping with outside storage for jet skies and canoes. Boat dock with boathouse and two boat lifts and a very cool Metal roof with 50 year warranty.
Then there is this new listing on Oceanshore Blvd in Flagler Beach. It has been totally renovated and has a direct oceanview with Littoral Rights. I have always wanted to live right on Oceanshore Blvd. because is just a short walk to several great resturants and of course you can watch the Flagler Beach fireworks right from your own front yard. Even though the town does have great attractions Flagler Beach has maintained it's small town charm. It is hard not to love it hear.
Activity is not just limited to new listings there have also been four waterfront homes sales and several homes that have gone under contract including my listing at 1 Clearview Court. This home is a lovely pool home with a large capacity boat lift and it's just minutes from the Intracoastal waterway. Because has not closed yet I can reveal the contract price just yet but we had it listed for $299,000. You can watch the video below.
