Real estate pro and stager Barb Schwarz, founder of the International Association of Home Staging Professionals, recommends some of the following general staging tips in prepping homes for sale.

1. Super clean. Make the house shine from top to bottom. Don’t forget about cleaning the carpet, draperies, and windows, too.

2. Clear the clutter and unload some furniture. Remove unnecessary items from countertops, bathtubs, and shower stalls—areas that often attract the most clutter. Keep only the necessities. A de-cluttered home helps buyers mentally “move in” with their own things. You may need to rearrange or remove some furniture. Pieces that crowd a space can make it look smaller than it really is.

3. Prep your landscaping. Check gutters and roof for dry rot and moss, and ensure they are clean. Examine all plants: Prune bushes and trees, make sure no plants are blocking windows, remove any dead plants, and keep the lawn freshly mowed. Power wash porches and sidewalks to get
rid of the black discoloration.

4. Add nice touches. Coordinate towels in the bathroom in one or two colors only. Keep accessories restricted to groups of one, three, or five items. Make sure all lights and lamps are on for showings, and set an inviting mood: Have soft background music turned on (such as light FM music).

8 Ways to Add Curb Appeal in Just a Few Weekends

People form their first opinions before they step inside a home. Forty-nine percent of buying decisions are made from the street, according to the National Association of Realtors®. But curb appeal matters whether or not your house is for sale. An attractive, well-maintained house and yard welcome friends and family and give you a little lift every time you come home.


1. Tackle Maintenance Details:
Mow the lawn, trim the borders, and edge the driveway and walks. Every line should be straight and every edge crisp. Refresh the mulch. Power wash the siding, and scrub the soffits and eaves. Wash the windows, and polish every reflective surface until it gleams.

2. Clean the Walks and Driveway:
Clean and patch the sidewalks, steps and driveway. Clean each surface, then patch small holes and fill any cracks. If you’re feeling creative, define the edges of a sidewalk or driveway with brick.

3. Add Trees or Planting Beds:

Mature trees in a well-landscaped yard add significant value to a home, but there may be an even better reason to dig this project. Shading a home’s windows and walls can reduce air conditioning costs by up to 50 percent, according to the American Public Power Association. Even small trees provide a little shade, and there’s no timelike the present to get them growing.

4. Paint or Replace the Front Door:
If the front door is in good shape, remove the hardware, sand it thoroughly, and apply two coats of exterior enamel in a color that contrasts with or complements the siding. Or, replace the whole thing. In “Remodeling” magazine’s “2010-11 Cost vs. Value” report, replacing a steel entry door recouped more money upon resale than any other project – 102.1 percent of the cost.

5. Hang Shutters:
Few weekend projects change a house faster than adding shutters. Well-placed shutters define windows and add dimension and color. When hanging wood shutters, use shims to create at least a 3/8 inch gap between the shutter and the siding. Without this air space, moisture trapped behind the shutter may damage the wood.

6. Upgrade Exterior Lighting:
Good lighting warms the night and makes your home sparkle. Try lining awalkway with solar landscape lights, uplighting a tree or spotlighting an architectural feature. Or, swap out a recessed spot or small pendant with an impressive chandelier. Any of these projects can be accomplished safely as long as you turn off the powerand test to confirm the power is off before handling circuit wires.

7. Renew Home Hardware:
Beauty lies in the details, especially when it comes to your home's hardware. Take a weekend to update items like the front door knocker, knob and address numbers. Try finding hardware that complements your home's architecture and colors. Choose timeless items that will maintain their patina, or at least weather in an elegant way that you like.

8. Makeover Your Mailbox:
Make your mailbox beautiful and move beyond its utility status with a makeover. A fresh coat of paint, new flag and fresh set of numbers to provide a much needed update to an often ignored aspect of your home's curb appeal. Plant flowers at the base of the mailbox stand to provide a bloom of color that will make your home even more inviting to visit.

Savvy Listing Agent pays for Professional Home Staging & Design to Sell Consultation

The listing agent asked me to talk to this couple about getting their home ready to sell.

He felt the extra clutter and some of the outdated features of the house would delay the sell of the house and he was right. I gave them a lots of suggestions for making the house look more appealing to buyers. I also spent a great deal of time explaining why its important to do these things. (I've learned that when people understand the "why" they're more inclined to listen.)

When I suggest they replace certain light fixtures and some hardware in the bathrooms that is dated, I get back that they don't want to spend any more money on fixes to the house, let the new owners do it...

Well here is a surprise, guess what the new owners don't want to do it either! Buyers in this market do not want to buy a 'to-do-list'. They want all those things done already, so they can move right in. They are probably just making the downpayment and are not going to have extra funds to spend on those updates so they want the sellers to have it done already!

Like many sellers they're discouraged. But 'Sellers' understand this if the buyers do make a 'todolist' and the inspector finds things in the inspection too then..... Guess what, the buyers are going to ask for a big allowance to cover that, in most cases 200 to 300 percent more than it would have cost you to go ahead a do it before hand.

Until sellers and agents understand that there are going to be houses that continue to sit on the market for yrs. Don't wait til you have had to reduce the price twice to finally get around to hiring a Professional.... Its going to be cheaper to go ahead and hire the professional Home Stager to see what you need to do up front....
