I got a lead the other day from a Canadian couple who was looking to purchase investment property in Buffalo, NY. They gave me a good list of properties that they wanted to see later that day, so without any real time to research th eproperties, I met them. Unfortunately, the first home scared the client's wife so much that she stayed in the car with the doors locked the rest of the visit. I suggested that we skip to a better neighborhood and had a few successful showings in a nicer part of the city (she even got out of the car to see the last house, which I was very happy she did).
I thought "This isn't a good image of Buffalo they are getting!". I asked them at the end of our showings if they'd visited Buffalo before (living less that an hour away) and they said "NO". I couldn't believe this was their first impression of my city that I have come to love for many reasons. I promptly assured them that next time them come back, we will have lunch in one of America's top 10 neighborhoods, Elmwood Village, to show they what we are all about. Maybe drive them down Millionaire's Row (Delaware Ave) and into downtown (City Hall, Avant, Statler Tower) and hopefully leave them at a great place for dinner (Tempo, Hutch's).
Never assume that your clients know the neighborhood. As a Realtor, it's our job to teach our clients about the neighborhood - especially if they have never been there before.
