People and clients alike keep asking me what’s going on with the market? Is it a good time to buy? Of course all this depends on their situation, but yes, this could be a great time to buy. Interest rates are their lowest in years, and prices have come down to more affordable levels. Let’s check the facts directly off the MLS.
There are 104 SFR and 15 condo active listings as of January 30, 2012. There were 24 closed sales for both SFR and Condos in November with an average 80 days on the market. Last year this time, there were 30 closed sales, with an average of 71 days on market. The turmoil in Europe, and more specifically, problems with (PIIGS) economy in Portugal, Ireland, Italy, Greece, and Spain may have more of an impact on our economy than previously thought. Issue that weigh on our economy and with continued unemployment, I believe, seem to be stalling what could be a healthy recovery in our housing market.

Interest rates are their lowest in years, and prices have come down to more affordable levels. Let’s check the facts directly off the MLS.
There were 87 SFR and 16 condo active listings as of January 30, 2012. There were 20 closed sales for both SFR and Condos in January with an average 122 days on the market. Last year at this time, there were 27 closed sales with an average of 96 days on the market. It appears that homes are taking longer to sell, which may be the result of many factors. I believe that uncertainty in the economy and employment on shaky footing may be causing reluctance in purchasing.

There were 280 SFR and 192 condo active listings as of January 30th, 2012 for all of Huntington Beach. There were 137 closed sales for both SFR and Condos in December with an average 108 days on the market. How does this compare the same time last year? There were 120 closed sales for SFR and Condos last December with an average of 102 days on the market. 89 properties that sold this January were a result of a distressed state, (NOD, Foreclosure, SS, REO.) Again, I feel the uncertainty of the economy and continued unemployment situation is having an impact on what could be a robust and healthy turn around in the housing market. The issues in Europe are something to keep our eye as well as it may have an affect on our economy as well.
