I was just showing a bunch of houses in a local neighborhood. We were driving from house to house and my client saw a for sale by owner sign. She wanted me to take a look at it for her. I didnt know what to do. I told her that I didnt have a way of showing her the house because it was not listed. Of course I hope she would decide to skip it because she wanted to work with me. I didnt want to give her a hundred reasons why its better to buy using a buyers agent, even though I think it is. She may go check it out on her own, I dont know. I was disappointed in myself for not having a script planned for that occasion. What should I have done. Any Ideas?

Recommended Reading for all real estate agents young and old. I have read a ton of books about how to become a successful real estate agent. I usually get a bunch of great ideas from each one, and they always motivate me to go out and sell. This book is different, its not about a few good ideas, its about a system to build a successful and profitable real estate business with proven systems. This is a book that I will read atleast once a year and will be building my business with. I highly recommend this book. Let me know what you think.

A while back I wrote a blog about my mls pet peeve, which happens to be terrible or the lack of pics that agents include in their mls listings. I am currently working with a buyer that has certain criteria that they want and do not want to preview any houses that dont include these, open floor plan, wood floors. Sounds easy right? Well it seems that agents arent marking these down, why wouldnt you atleast put wood floors in your listing, its a great selling point. I would eliminate these houses from my search for them and then show the houses to other clients and have to go back and add the houses again. It also makes me think that if their were more than one picture to these listings I could have figured out these things on their own. i am really not a bitter person, but it can help your listings sell if you list their selling points and show a few pics. Thanks

A while back I posted a blog about a house that was foreclosed on and the previous homeowners had completely dismantled it. The house was basically in good shape except the owners took everything that was attached to the house with them(interior doors, lighting, kitchen cabinets, electrical breakers, outlets, switches, etc..) you get the idea. Today I showed a house that was a foreclosure and although the previous homeowners had left everthing attached, It was the dirtiest worst cared for I have probably ever shown. Take a look at the pictures below. Enjoy
I dont know what these red stains are but I know they arent coming out!
!
Can you guess where the bed was?
Some interesting wall art but I dont know if it will help the resale.
More wall art, and of course there is the mystery stain that is splashed across the wall.
There were more photos but I think you get the idea!
