Recently I have had the fortunate problem of being absolutely swamped. And when I say Swamped I mean, I have been non existent to my family! Well luckily they have been out of town, and it;s a great problem to have! I have enjoyed the last week working all day everyday with Buyers! I have worked with buyers before but the majority of my time has always been spent on marketing and obtaining Listings! Now I am harvesting the fruits of my Labours! Not only have i had an absolutely overwhelming amount of buyer leads, but the clients that i have worked with have been incredible! I just love people. I have been able to spend time with individuals and couples this week and not only serve their Real estate needs but truly develop relationships. I am not sure if it has been the good weather, the holidays, that affords people some time off or the incredible Prices and Interest rates right now. But what ever it is....KEEP IT COMING! ya know the timing could'nt be better either, I am actually building a Team right now and am very excited about the opportunities that are available in this market and in the industry in general! I know that there are alot of people worried about the times, the economy and the market, but I have always been and always will be a hyper optamist! And I have had the wheels turning now for a while about some great business idea's and now have taken some of the nessesary steps to put them into action. 2009 is going to be an Incredible Year for me and my Team! I have decided to Bite off more than I can chew, and then just Chew it! Here we come!
WOW.......I just had one of the best days i've ever had in this Business! I have not been in long, so i am sure there will be many more ahead like it, well at least i hope there are. After a year of hustling listings by driving around neighbourhoods and knocking on doors, and calling lists, and lots of miles on my car, I finally was blessed to land a Huge client. Today I partnered up with one of the Top Builders in My State. I was able to secure alot of inventory. After talks, and my evaluations over a few days of his properties and projects and then my in person proposal of Marketing and Sales Strategies, we were able to make a deal that afforded me somewhere in the neighbourhood of 150 or more listings. Property that ranges from undeveloped raw ground, custom Luxury Homes, Multi family Housing projects, Condominium Complexes, Developed Residential and Commercial lots and subdivisions are some of the listings that i secured today, with potential of gaining many more projects as i prove myself through performance. to say the least i believe creating relationships with builders and developers, is probably the single most efficient way to jump start your business overnight. I will be meeting soon with other prospective builders to take on more, and have had to reavaluate my business plans and structure things much differently to accomodate the massive growth that i am about to experience. I am gratefull that a guy took some risk in giving me (a young and relatively unexperienced agent) an opportunity to prove my skill set and earn his bussiness. I am going to work my tail off, and make him proud!
Well i am back from another football season and it was a bad one, we did not win a lot of games. I was excited to get back to the Real Estate world, but have returned to the uS to find disaster. The market is really tough right now, but i am still positive. I believe that these tough economic times will create a definitive transfer of wealth. We have all heard the term " the rich get richer, and the poor get poorer". Well its happening, so i believe that we control our lives and success level through decisions, and i have decided to strategically position myself to be on the right side of the wealth shift. I have been able to network very well, with a group of top level investors, so i am involved in what seems to be very profitable in these times, and that is private Money and equity Funding. So far i have only been involved in a few deals, but they have been significant and i am excited for the potential that lies ahead. With the tightening of conventional money being lent for large projects, there has been a premium put on private capital that is invaluable. So i have positioned myself to be able to link these investors that are looking to capitalize on the "cash Is King" concept, with solid, secured, real estate projects. Besides these funding deals, i have also been doing alot of real Estate exchange deals, they are always so fun to be apart of, as the mind of seasoned Real Estate Exchanger is so creative when it comes to making things work for all parties, i am constantly learning, and look forward to doing many more exchange deals. Right now i have a great inventory of incredible wholesale properties, and my clients are eager, and willing to make some incredible deals.
