Thunderhead Revealed in Steamboat

Last week, I attended a presentation of the conceptual design of Thunderhead located slope side at Steamboat in Ski Time Square. The Atira Group is behind the wheel of this very large redevelopment site of the former Thunderhead Lodge and Condominiums.

They are proposing 2 buildings, 390,112 gross square feet, approximately 100 units (whole and fractional ownership) a mixed use including retail, restaurants and amenities. Of particular interest to me, they are proposing LEED (Leadership in Energy and Environmental Design) Silver designation and have already taken measures during deconstruction to satisfy the reuse of materials component in LEED. Factoid: They crushed enough concrete on-site from the deconstruction to save 600 trips to the landfill.

They are partnering with a 5-star hotel operator, name undisclosed.

It is tall, so there are height variances in exchange for some of the public good such as LEED, Ski Time square turnaround, public promenade, etc. They are hoping to extend the normal 3 year grace period for pulling the building permit to 5 year grace period given the current market conditions and so they can begin the pre-sales.

Steamboat Springs & Routt County Adopt Green Building Program

The latest article from Green Acres, my column in The Steamboat Local. The Green Building Program for Routt Co and Steamboat Springs was adopted and will be launched this year. The first year will be voluntary basis. More details forthcoming as Bob Keenan and Routt Co building department prepare for the education and logistics. Also, look for ENERGY STAR workshops to enhance the education of this program. Stay tuned or subscribe to my blog, as I will have the latest information on this worthy program for our community.

St. Cloud is Where I Want to Be

My first trip to St. Cloud Mountain Club in Steamboat was last night because I was invited to watch the National Championship. First of all, let's get the horrible outcome of the game over with, because as an OU alum, this was not my hope as I dawned my red sweater in honor of the Sooners. What a bummer!

Luckily, my surroundings spoke to my other senses. The sleek mountain contemporary stylings, multi-media art, comfortable bar, seeting pods, inviting indoor/outdoor fireplace, substantial locker room with boot warming rack like I have never seen, delicious Chardonnay and fun with clients and friends took my game time anxiety away.

If you like to be pampered, have your car parked, have your skis ready for action, your boots warmed, a cappucinno before you hit the slopes or a hot toddy after you the slopes, you might want to consider this membership.

Jamie Temple and Co. did a great job integrating this special space into the Torian Plaza offerings. The passerbies really wonder who is lucky enough to be sipping their "Dom" while basking in the luxury of these surroundings.

A Month in Review - November Real Esate Transactions for Steamboat Springs

"Month of November sees 32 home sales"

"Five home sales priced between $900,000 and $1 million, a price point that has not been active this fall, helped the Routt County real estate market attain $26 million in home sales in November.

Those sales accounted for $4.8 million in dollar volume. In addition, there were six sales between $1 million and $2 million, representing $9 million in sales.

According to statistics researched by Bruce Carta of Land Title Guarantee Co., there were 11 transactions for homes priced between $200,000 and $500,000, totaling $3.9 million, about 15 percent of total dollar volume for home sales in November."

On a related note, there has been a lot of activity and in some cases multiple offers on some properties priced from $1-3 million. The good news is that there are daily price reductions and more realistic pricing on new listings. So, the savvy buyer recognizes it and is taking advantage of it. Interest rates are at some of the lowest rates in years. What we all know, is that they will eventually go up! So, start talking to a local lender to see what your options are in Steamboat.

Real Estate Transactions for Steamboat Dec 23-30

The numbers definitely reflect a slower holiday week. Around 2.8 million in sales which include a couple Olympian closings. By the way, if you haven't been into the Olympian you should get down there. They did a great job with creating an open loft feeling while including some contemporary mountain flair. Views are fabulous from the top floors and this development gives the best experience of loft living downtown.
