First Time Home Buyer $10,000 Grant For Ocean County NJ

O.C.E.A.N., Inc. is the administrator for the Ocean County Consortium’s First Time Homebuyer program. The program brings together County government agencies with many area lenders including O.C.E.A.N., Inc. in a cooperative effort to increase the opportunity for homeownership among the county’s low to moderate income households.

Interested individuals and families can contact me at (732-674-1590). The program utilizes HUD income guidelines to determine eligibility. All eligible applicants must attend a free introductory seminar that covers the basics of home buying and homeownership including topics such as determining how much you can afford, the importance of your credit report, the mortgage application process, and a review of homeownership responsibilities.

Those who do not qualify for the First Time Homebuyer program may decide to utilize the "Live Where You Work Homebuyer Program".

Live Where You Work Homebuyer Program

The program offers homebuyers who will live and work in a Live Where You Work participating municipality a low-interest 30 or 40 - year fixed-rate first mortgage from the New Jersey Housing and Mortgage Finance Agency together with Live Where You Work downpayment assistance and/or closing costs in an amount equal to 5% of the first mortgage loan. Municipalities must be approved by the Agency to participate in the program. In consideration of the anticipated commuting costs savings, the underwriting guidelines for borrowers’ housing and overall debt ratios (the portion of a borrower’s gross income permitted to be paid toward monthly mortgage payment and other debts) will be expanded by 3% over the usual Agency underwriting limits giving borrowers significantly more buying power.

Hello readers,

Today I would like to pose a question in regards to living outside the US. It seems as if the weather and even the nature of people is so much different than say New Jersey. Why is that? When I lived in south Florida everyone had more time and less stress. When I came back to New Jersey it started all over and I think its getting much worse due to a failing economy....thats where the question comes. You see usually in poor countries , south America or even a us Territory like Puerto Rico has a different attitude about life. As they would say "They got lots of heart"...everyone is throwing a Fiesta from Friday morning until sundown on Sunday(usually a church session in there too. What I cant get is why is it NJ is so fast paced and rush rush rush rich or poor and places like P.R. or Equador are poor, 3rd world people may say, but generally the people are happier and not in such a rush. What makes people rush, stress and act nasty in the North East area as compared to "Island Living" where even a bad day is good

Should a seller lend $$$ as a 2nd mortgage on a home they are selling?

It depends on the terms and situation of the buyers employment...If they stop paying that 1st mortgage ..."asta la vista" on your note and the house....I would spend money on a second and 3rd appraisal till you get it right if you can by the lender...I have had buyers that had to fight their lender over the appraised value. The 3 appraisers were in 3 different ball parks, which shouldn't be but they were, $1000 later the lender was on the same page as the buyers and sellers.
So in my opinion its cheaper to maybe help the buyer with a new appraisal or ask them to order an appraisal than lending large amounts of $$$ on a declining asset in an rough economy.

Family Matters

So This is the situation at hand and hoping to get a solid idea that what my plans outlined in my mind are realistic and doable;please any comments are appreciated.

so I personally have a family who all suffer from a mental illness 1 way or another (mother/father + 3 younger brothers 21-27. I was a bit of a wild child in my teens and the family has held that against me for over 15 years now even though I have done a complete 180 degree turn around. No drinking and drugging stealing or lying.

I was a single father for 2.5 years before i met the best wife/mom you could ever ask for. My wife is a terrific mother to my daughter and my daughter also gets along with her 4 year old step sister. My Old school Italian family believes that children should never move out even if they are married with kids so i am the only son to ever move out....officially at 17 but I started running away at 3 as my home-life was obviously lacking something.

So after 8 years of being married and successfully brokering real estate for 8 years with my wife i have established a very stable family life;my family tries to take my daughter every chance they get ...every Friday, week end holiday , day off school what ever and strong arm me into saying yes as I am the bad guy either way. they are very manipulative in their actions and use my daughter as a pawn in the power struggles they have. Unfortunately when I separated from my daughters biological mother 10 years back and never heard from her again, as she just walked away to do drugs and engage in a life of crime and prostitution, my mother and I received joint custody since I had to move into my parents home and it seemed to not make a difference.

10 years later my kid is 11 going on 12. My family does not aknowledge my wife, step daughter and lots of times me. No "hello" if we see them and a very unwelcoming way when and if we attended a family funcion. My brothers have claimed ownership to anything I ever owned stored in the garage --- my bike from my 13 year old b day bike for example which i took to ride with my daughter and was the straw to make me step back, evaluate the situation and take a stand as I am tired of being accused of being the person I was 15 years ago. But they dont do stuff with her they just parade her around like a trophy child and use the excuse as the family of saints and Marters who saved this child. That is a far cry from the truth and it has only gotten worse over the years no matter how hard my wife and i try to be nice and swallow our pride.

My wife and i are both very hurt as well as my step-daughter ...even my daughter asks why my family has nothing good to say about me and they are ingraining in her head that I am a bad person. I am a successful RE broker for 8 years with my wife at Re/Max in NJ, great loving dad who spends all his $ on them and rarely on me, tries very hard to make time but I always do and my wife organizes all the school activities and related stuff like making breakfast or packing a lunch ect. ect.

So that being said I have wanted to move very far away for lots of reasons but that is in the top 2 for sure. My in-laws are great and treat me like a son..its the best feeling. I never had that. To give an example after my back surgery they flew 3000 miles to help out for 3 weeks...my own family never came to my home except once to get my daughter but no help or a flower,card, cup of chicken soup and hope you feel better...nothing. I love my in-laws...they treat me and my daughter great & that's not normal for me as my parents are money hungry master manipulators but not as good as me..lol... I can read the writing on the wall and hope a judge or Jury of my peers will see my side since I plan on moving closer to my in laws if not right next door...the catch is they live in Switzerland where my wife is from but we(the whole fam kids and all) would love to live there until the kids get into college. I am going to go to court with my own mother...very sad but I have been left with no options. There is no compromise or winning a debate with my family. Italian from a poor village off the side of a mountain and they idolize that kind of 1950's way of thinking but with a drop of insanity into the mix.

The bottom line and message...I have a family who has officially driven me away for the 2nd time in my life. the 1st time was only 1500 miles away and that worked for me, this time its more serious as I have children involved...what would you do to reach the goal I have set for myself and family...by the way the swiss RE market is on fire---will be able to make good $$$ and I have lots of hotel and restaurant experiance as well so i am not worried about making $$$, always have and always will. I just want some ideas on how to handle the situation and steps I might consider before packingup my bags . Thanks everyone, I hope to be selling Real estate overseas as the 2 bedroom apts are 750 Franks pre construction prices and they cant build theses fast enough...+ only coventional lending with20-40-50% down and a great 3% intrest rate!!!! looking for ward to the change just need some guidence on how to do it.

How do I get full custody of my daughter back to not only make this move but have adoption for my child by my wife as her legal guardian. I am so ready for this so any feed back would be great
