
I have spent the last two days calling all the big banks on all of our Short Sales. When I didn't get any response or answers, and believe me, persistence, aggressiveness and tenacity are my middle name when something makes sense, I called HUD, MGIC and FNMA for assistance on these files. When I left last night, I was saddened by the lack of progress I have felt in the last couple of weeks. I had tears in my eyes as I left last night from the lack of forward motion, with all the energy I have expended getting someone to move forward on these files.
To put the amount of energy that I expend to get things done for our clients on these files in perspective, we have approximately a 90% success rate in getting our short sales to the closing table. I see blog posts out there where the national statistics are around 50%. Ours would be a 99% success rate if we were pickier about some of the listings that we accept, ie. unmotivated clients, values, etc.
When I left last night, I had to look at the letter our client on my closing last week wrote to us, thanking us for the diligence in getting her file closed. She lost her husband and has nothing.
So while I have been extremely down in the last couple of weeks, especially the last two days, I have tried to remind myself that GOD blessed me with a special gift of persistence, tenacity and if funneled in the right way, the sky is the limit. More importantly, I am reminded that I am blessed to have these listings, a roof over my head, a job, money in the bank and food on the table, as those are no longer a given in this country for most.
I also immensely enjoy going to Katerina's blog, where I see it is okay to be human, passionate, tender and yet aggressive. It is where I go to get uplifted.

Look at the Sheriff's Sales that were cancelled from January of this year through March/April of this year. There is inventory yet to be put out on the market unless all of these homeowners received loan modifications and other things to straighten out their financial situation. While this would be absolutely wonderful for the families, the odds are not that each found new jobs or received loan modifications, and yet the majority of these properties are not yet back on the market. How are cancelled Sheriff's Sales at being filtered back into listings in your areas?
