If I have to pull ONE MORE WEED!!!

Well this is an argument that my wife won last year, and I have to be completely honest I am so glad she did. Pulling Weeds

Living in Arizona you wouldn't think right away that weeds would be an issue, afterall most of the homes have a desert landscape here which is mostlly rock. However for those of us who like trees and shrubs in the yards we need drip systems, which provides a nice steady flow of moisture and weeds are abundant. A little over a year ago we had some pretty heavy rains as well and within just days we had weeds everywhere. Since I decided to ignore them for another week we had huge weeds everywhere.

The last time that we had a similar situation it took us several hours to clean up the yard, and my wife was less than thrilled. "if i have to pull ONE more weed!" and I'll let you imagine how the rest of that convesation went.

Thankfully we recieved a referral from a friend of ours for a local company to take care of our weed issues. Award Services Weed Control to the rescue. Lewis comes out twice a year, and if we have anything pop up in between those visits we just give him a call and he comes out to take care of it.

Great Mechanic In Peoria Arizona

Just a quick blog post today to let everyone in Maricopa County know about Drive Tech Auto in Peoria!

This guy is Amazing. I first met Chuck at Drive Tech Auto when I had my instrument cluster go out on my 2004 Chevy Avalanche. I went to my local Chevy dealer, and was told that it would cost over $700 to replace the cluster. Unfortunately for them it wasn't the first time they had given me a rediculously high quote for service work.

    So here is my first Video blog! A few of the guys in the office have been playing around with videos for a while, and I figured if I am going to jump on board I might as well have a little bit of fun with it. Enjoy it, leave comments, and I hope that you enjoy your friday!!!

    Can I buy a home if I own one already?

    One of the many concerns that homebuyers have these days that they didn't have to worry about so much in years past is whether or not they can buy a home while they currently own one. Often times the answer is YES!

    Prior to the decline in the housing market this wasn't such a concern as most people could put their current home on the market and then set up simultanious closings. However since the decline many people feel that they are stuck in their current homes because they would have to do a short sale in order to get out of their current mortgage.Going Over Bills

    Unfortunately housing prices don't have anything to do with most families needs. Meaning, people are still getting married, changing jobs, relocating, and expanding their families; therefore needing their housing needs to accommodate. So the question often becomes "how do I qualify"

    Well what many people don't know is that lenders use your Gross Income, which is the amount you earn before any deductions are made. For easy math lets just say that they can use roughly half of that amount for qualifying purposes. That amount minus all of your monthly credit debt is how they qualify you on what you can afford. Below is a real life example so that you can see how it works.


    Buyer bought a home 6 years ago and was a single man with 1 child. The home he bought was a 3 bedroom 1 bath, 1500 square feet. A couple years ago he got remarried, and they now have 3 children. As their children are getting older the 3 small bedrooms just aren't cutting it and neither is the 1 bath. They need a bigger home. Do they qualify? Well the combined gross income is around $6500, again using rough numbers lets cut that in half to $3250. The current mortgage is $1200/mo and total monthly credit obligations are $600. Taking the $3250 - $1200 - $600 leaves us with $1450/mo to qualify with. This is more than enough for them to buy a 4 bedroom 2 bath home in the area they want to live in. They have all the money they need for their down payment and reserves and are currently looking for a new home.

    The best part is that they are doing everything above the board. Qualifying with both full mortgage payments and all their other debt. Now not every scenario is exactly like this, and for some people it simply wont work, but sometimes there is a need to move up despite what the market is doing.
