The Boehm Team would like to wish each and everyone of you a wonderful and Happy Thanksgiving. If you happen to be in our neck of the woods, we also would like to let you know what is going on at this time of the year in Boerne.

Boerne started a tradition for the downtown shops a few years ago to help boost sales and Holiday spirits. Downtown is closed off so that you can walk from shop to shop without worrying about traffice. There is snow (yes I said snow in South Texas, man made of course), good food, carolers, horse drawn carriages, music, live productions and a nighttime parade. All of the entertainment is free! Meadowlands is a wonderful place for children who can not be in their home for some reason. The Boehm Team and Keller Williams have sponsored children for Christmas. You have not experienced the true need for Christmas until you have had a Christmas lunch and gone back to the cabinets with the kids to watch them open their presents. Make Your Home Stand Out from the Rest of the Pack

What does "Staging" mean? Staging is not decorating. Staging a home is all about appealing to a buyer and not about your personal taste. Remember the idea is to sell your home not to make it pretty for you! When you stage a home it is to show off the best features of your home and to de-clutter it. It needs to look like a showplace, not a home at this point.

A well staged home will make a great impression to buyers and other realtors alike. A well staged home will be clean, uncluttered and showing your home in its best light. Staged homes usually sell faster and at a better price. A little bit of investment on your part with a stager or your realtor helping you will help you to move your property and get you on the road to your new home.

You have to make your home stand out from all the homes on the market. And lets face it there are a lot of homes on the market at this time. If you live in our area, its not really foreclosures that are flooding the market, but rather the AT&T move out of the San Antonio area. So what you want to do is hit the buyer in a positive emotional way with fresh flowers, candles, or the smell of baked goods, fresh fruit (bright oranges & apples, or limes and lemons are great choices). Shine the place up by putting citrus oil on all the cabinets and making sure all the windows are clean and sparkling. Add coziness with afghans, throws and pillows on the furniture.

If you have decided not to use a professional stager or your realtor make sure to get a second opinion from your realtor, your neighbor or a friend to see what they think of your newly staged home. You can also get ideas from magazines & model homes for arranging furniture, creating walk space and using your accessories effectively.

Some definite do's:

  • Remove personal items, family pictures, trophies, DVD & VHS tapes.
  • Clear of the floors of all clutter
  • Clean your closets and take out all the extra clothes and stuff so that the closet will look bigger
  • Really deep clean the kitchen and baths, removing extra things so that the cabinets look like they have a lot of room in them also.
  • Make sure your walk ways are free of clutter so that the home seems very open
  • Reposition your furniture to accent a great fireplace or a beautiful view.

90th Anniversary of Veterans Day

Did you know today is the 90th day of the armistice for World War 1 went into effect? Did you know it also went into effect on the 11th hour of the 11th day of the 11th month of 1918. I find that amazing!

The Boehm Team has a deep and abiding affection as well as respect for the Military. Our families have all served and some of us have even dated military men (i.e. a Blue Angel). We were actually invited out to se the Blue Angels the weekend before last and I wanted to share a picture with you. It was awesome what those planes can do. And also it makes you very proud to watch them fly by and no that they represent the country that you live in.

1600 Pennsylvania Avenue Up For Grabs

This beautiful 6 story home is available and you get to determine who will be living there for the next term or two!

Even though President Washington was the President in office when this amazing home was commissioned he never got to live in it. President John Adams was the first to live at 1600 Pennsylvania Ave. The home was almost completely gutted during Truman's presidency but the outside facade remains basically the same.

Basic facts about the President's Palace as it was once called:

Don't you love the Jack O Lantern that Rita made?! The sign is for our office which we put on the market this week. LOL It says we have exceptional views (no windows), spacious quarters (10x10 with 3 people in it) and easy access to I-10, well we actually are right on I-10, so 1 out of 3 aint bad!
