Valentines massacre

32nd Annual Motorcycle Rally at the Kendall County Fair Association grounds in Boerne, Texas. It will be held on Feb. 13-15th, 2009 with lots of fun for the whole family including live music, food, Children's field activities, motorcycle displays and much more!

The rally benefits the equine assisted activities and programs of Triple H Equitherapy Center in Pipe Creek, Texas and of the Equessense Therapeutic Horse Play Center in Marion, Texas. The St. Valentine's Day Foundation donations assists many disabled children and adults achieve their goal of freedom of movement, enhanced physical strength, communication and overall well being through the magic of individually assisted equine activities and a very special program horse. The Alamo City Gypsy Motorcycle Club donations provided through this rally bring health and happiness to the disabled at both of these agencies.

Applying for a Mortgage - What to Expect.

As I have mentioned in previous posts, the first thing you need to do is find a mortage officer that fits your personality and your needs. Let him/her know that you are looking at property and need a "pre-approval" letter. This will let you and your agent know what your price range is and will give you some negotiating leverage with the seller.

Now down to the loan application process and what will be happening over the next 30+ days!

  1. You will fill out an loan application with your lender and you will need the following information when you meet, your sales contract, at least 2 pay stubs, 3 months of bank statements. The Lender will order your credit report, you will select your loan type, and you will be given a good-faith estimate of closing cost.
  2. A hazard certificate will be ordered showing whether you will need flood or earthquake insurance if it is required by your state.
  3. The appraisal will be ordered and completed with 3-14 days of the application and delivered to your lender.
  4. You or your Realtor will order the inspection to be completed before the end of the option period stated in your sales contract. Be sure and check with your lenders which inspections he/she will need. Some require more then just a home inspection.
  5. At this point your loan should go to Underwriting where the lender will verify that the loan complies to all the guidelines and decides that they can approve the loan. This can take 14-25 days after the loan application.
  6. The contract will have been receipted with a title company and a title search should be completed with 15-27 days of the contract date. Your agent will examine this report with you to make sure that there are no encumbrances or issues. Schedule B is where you will find the exceptions that will not be covered by the title policy.
  7. If a survey it will be ordered and completed within 5-25 days of contract date.
  8. Mortgage insurance is ordered within 15-27 days of the loan application and is required if your loan-to-value exceeds 80%. Hopefully lender will have an in-house mortgage insurance provider or you could be looking at additional days for the file to be reviewed by a mortgage insurance company.
  9. Final Information Verification will happen 4-5 days prior to closing. This is the final review to confirm that all requirements have been met and the loan is ready to close.
  10. Documents will be drawn and sent to the title company.
  11. Finally, closing. You will have an appointment at the title company where you will sign many documents :), usually your Realtor will be with you, sometimes your mortgage rep. And as soon as funds have been distributed you will be the proud owner of a home or property. Congratulations!

Wonders of the World Texas Style

You may not know it but there are replicas of famous tourist attractions right here in Texas. And even though or maybe because gas prices are down near a reasonable rate you might want to take a day or weekend depending on where you live to come visit one of these amazing treasures of Texas.Stonehenge II

Down in the Texas Hill Country not far from where I live you will find Stonehenge II, Sitting in a pasture just off of FM1342 outside of Hunt, Texas near Kerrville, you will find a concrete version of the famous English site. We may not know all the architects of the original, but Al Shepperd and Doug Hill decided this would be a cool idea to build Stonehenge right here. Its free to the public during daylight hours all year.

Other sites that can be seen in the same area are the two Easter Island heads that were added by the same people a few years later. While your in the area take some time to enjoy the Guadalupe River,

The next wonder also from ancient times located in Katy, TX just outside of Houston on I-10W, you will find the Forbidden Garden. You will feel like you have gone back in time as you wander through the 40 Chinese soldiersac. outdoor museum. The Gardens include 1/3 scale of the terracotta soldiers that you probably remember seeing in movies, like "The Mummy III",

Now that you are in Katy, you might want to take a run over to the Katy Mills Mall which (I think) might just have every store ever thought of. Too much 21st century for you, then head back over to Old Town Katy.

Not so ancient but still pretty interesting can be found down in Corpus NinaChristi where the Nina, The Pinta and the Santa Marie have been docked for some years (or at least replicas). The ships were built to commemorate the 500th anniversary of Columbus's 1492 voyage to the New World. You can tour the Pinta & the Santa Maria through the Corpus Christi Museum of Science and History.

Of course other fun things to do in Corpus include, the Beach, Texas State Aquarium, Mustang Island and North Padre Island.

Eiffel TexasFor a little European flavor in Texas why not head on over to Paris, Texas and check out the Eiffel Tower. No its not an oil derrick, it is a replica sporting a red cowboy hat. Remember we are in Texas :)
