Who says there are no buyers out there?

Last night I put a new listing in the Cape Cod and Islands Multiple Listing Service. Before 9 am this morning I had 5 requests for showings. By the end of the day, there were 11 showings and 3 written offers. The seller is very happy...overjoyed. I know there is no 'magic mix' of what makes a property appealing but, at least on Cape Cod, it seems that a street of decent homes less than a mile to an ocean beach at a price that reflected that the property needed some sprucing up is desirable. Today was a good real estate day.

NAR convention in Orlando, FL

I went to the National Realtors Convention in November 2008. I enjoy the conventions very much and learn so much too. This year I went a few days early and was thrilled to be part of the first GREEN class that NAR offered. It was taught by Terry Watson who is always fun to take a class with. We learned about many green initiatives and how to look for energy efficiency in homes, appliances, etc. Everything that anyone of us can do will make a difference is helping our environment. This photo is of instructor Terry Watson and my new friend Amy Plummer who is a realtor in Hawaii.Terry Watson, instructor, with Amy Plummer, Hawwaii Realtor, and Colleen Kilfoil, Cape Cod, MA Realtor

Cape Cod is great

I've lived on the Cape all my life. Well, I did go away to Stonehill College in Easton, Ma and after graduation I lived in Brighton for a while till I married and we moved to the Cape. I love it. I've always loved it. I love the smell of the salt water and watching boats go through the Cape Cod Canal. I enjoy watching the train bridge lower across the water to allow a train to cross it. I like the beaches and the people and the restaurants and houses and everything. Except maybe sitting in traffic. But recently I began listening to books on CD in my car so now I don't even mind sitting in traffic if I am in the middle of 'reading' a good book. I'd be happy to show you things I like about Cape Cod if you are ever down this way. Happy New Year!Summer views from the Chartroom in Cataumet, MA

Railroad Bridge at the Cape Cod Canal

The neighborhood I live and sell real estate in is along the Cape Cod Canal. Did you know the Railroad Bridge that spans the canal is a vertical lift ridge that has a main span of 544 ft and a verticla clearance of 135 ft at mean high water? It carries railway traffic across the Canal. The first passenger train to cross the bridge was on Dec 29, 1935 and it was coming from Boston and heading to Hyannis.

Bourne, MA Property Valuations

The Town of Bourne recently released the new property assessments. It appears that most waterfront properties saw an increase and most that are not on the water saw a decrease. The public can go to the town webite to search the assessments. It's quite simple. Go to townofbourne.com, click on departments (in the left column), click on assessor's (middle of page), click on 2009 Assessed Values (top of page), click on Search (top, towards the left), then enter either your last name or the street. You do not need to fill in every box. Just one will do the trick. For example, if you enter just the street then you will get all the houses on the street. To look at the full card of data that the town has on a property, you have to click on the little Adobe symbol to the far right.
