It appears that the site of the new Indian Prairie School District 204 high school - Metea Valley will be built in the Northwest quadrant of Naperville on an 87 acre parcel located on Eola Rd. It is currently owned by St. John AME Church & Midwest Generation. An announcement was made today 1/15/08 that a recommendation will be made 1/22/08 to the board to consider this purchase as the most feasible.
In selecting the Eola Rd land parcel the district maintains that it will remain loyal to the promise to be fiscally responsbile to it's residents without sacrificing features such as a gymnasium or swimming pool. This site will be a cost savings of approx. $13.5M over the Brach Brodie site. Another factor that weighed heavily in the decision was the ability to complete the high school by the formerly anticipated date - August of 2009. Further supporting the Eola site was the fact the Macon site had issues that could possibly inhibit it's progress, making the completion date there uncertain. It also made sense that the three schools were equally distributed throughout the district to maximize busing efficiency.
So now, the debate will rage. The new boundaries will be determined within the next few weeks. - Stay tuned.

Everyone's looking for a prediction -
My prediction for 2008 - the assessor's office is going to be one very busy office.
Inquiring minds want to know - I myself have already fielded requests from homeowners wanting to know if their home has been assessed fairly and is it likely that they will be victorious should they bring a claim to get a break on their taxes? Realistically, the probability is not in their favor.
Property values in Naperville, in both DuPage County & Will County are still on the rise. Are they rising at the meteoric rates of earlier years? Absolutely not, we are returning to normalcy, but the fundamentals for solid appreciation are still in tact -A natural choice for homebuyers / transferees is to live in communities with a thriving economic center, a strong school system (whether or not you have children - for resale purposes), close proximity to schools affording higher education, jobs, commerce, and access to transportation systems. Naperville meets all of these needs and as such remains a very desirable community to live in while continuing to drive appreciation.
For the majority of homeowners, the loss in property value in Naperville is perceived (paper), not actual. Most homeowners are still realizing a profit, albeit not what they had hoped for. Real Estate remains to be a solid investment over the long term.

Remember also - the National Housing Market is about as useful to you as a National Weather Report - check with a licensed REALTOR in your community for an accurate assessment of the market in your neck of the woods.
Live in your house because you love it, and have a Great '08!
When one thinks of Naperville, they usually conjure up visions of families with children, after all that's what drives Naperville real estate. Although this is a large component of Naperville's make up, it certainly isn't limited to that. There is a large contingency of students that attend local higher education institutions as well as active retirees that find this hub has plenty to offer.
A preponderance of medical facilities, doctors and hospitals are easily accessible and provide peace of mind. The air quality here is good. The activities to choose from on any given day are plentiful. The town sponsors festivals, art fairs, parades etc. Walking trails along the scenic Riverwalk make exercise simple and enjoyable. Health clubs and excercise classes are abundant and provide classes that are age specific.
Naperville School Dist 203 has come up with another WIN - WIN program. Some of you may be familiar with HURRAH. It's an acronym that stands for Happy Upbeat Retirees (and other) Residents Actively Helping. The purpose of this program is to close the generation gap while filling two needs. Retirees are quite often looking for ways to feel useful and become involved. They are typically skilled with plenty of experience, expertise, and stories. Other residents are also encouraged to share their expertise with classrooms. The adults are actively contributing in the classroom environment. Not only are students learning material but also life lessons from the presenters.
The Naperville Park District offers a program that is called "New Horizons" and is geared towards those "55 and better". A sampling of offerings include Computer Training for Seniors, Bunco, A trip to a Bulls game, Chicago Flower & Garden Show, Jersey Boys, the Casino and even a trip to Sedona & the Grand Canyon. Most of these trips offer/include the transportation to the event also.
So if Retirement is in your future in 2008, make sure that you include Naperville, whether it be in DuPage or Will County, in your decision making process. The dining is outstanding and you don't have to go far. There are many housing choices, and while it is not inexpensive, the services and amenities you reap in return just might be worth the additional cost over another community, after all it's all about quality of life, and Naperville sure provides an outstanding one.
