Gardens of the World

As you drive along Thousand Oaks Blvd. approaching the Civic Arts Center, look to the North side of the street. There it is! Gardens of the World. 5 beautiful gardens of the world await your visit.

There is no charge to visit these beautiful, peaceful grounds donated for your viewing pleasure by the Hogan family of Thousand Oaks.

The flowers are in full bloom so be sure and bring your camera. I recently visited the gardens and would like to share by springtime pictures of the flowers and fountains.

Fundraiser in memory of teen

Hike for Habitat fundraiser in memory of teen.

Saturday, May, 31, 2008 there was a "Roller Coaster" hike in rememberance of Tyler Broberg, a Royal High School student who died last August at the age of 16. The hike is the final fundraiser for 1Life2Live, a nonprofit organization formed by friends of Tyler. The purpose of the fund raiser is the Habitat for Humanity house, currently being constructed at Royal and Sequoia avenues in Simi Valley.

Volunteers are still needed to help finish the house, Mateu said. She is a student at Royal High School and spear headed the fund raiser. The foundation was recently poured, and walls have gone up.

Yes, the market has been scary but I believe we are seeing the light at the end of the tunnel!

The foreclosures and short sales may have reached the worst level and from this point on we may see an improvement in sales activity.

The chances of loan failure have become much more common than ever before and if you want to be certain that you can successfully close the deal, get your loan fully approved before you make an offer. The agents and sellers will welcome you and feel more confident that the deal will close if you are approved. I am not talking about a pre-qualification or pre-approval, I am talking about the real thing...full approval. All that will be necessary when you have the full approval is naming the property and your inspections, etc.

Your chances of getting a good deal and being the lucky one to get that home you have had your eye on are much better if you have your loan in place, ready to go. You will have an advantage over other buyers if you are fully approved, even if you only have 3% down.
