  • Determine your resources, seek a good mortgage lender to find out your buying strengths
  • Remember no matter, how good of a deal you find, it must suit your specific needs
  • Do your homework! An educated Buyer is a must in today's world
  • Check all Public information that is important to you, first, then check all Public information that may or may not be important to you, because it will be important to whom ever you sell your home too
  • Include schools even if you do not have school age children, always factor into the equation
  • Carefully consider new construction if a planned community has changed owners and has standing inventory
  • Concern yourself with the last 6 months, and no more than 12 months back for consideration
  • Average "days on market" is a good indicate in most areas, but not all
  • Take into consideration, how long do you plan to own the home?
  • Seek the advise and direction of a licensed broker/agent to help you verify all information, do not depend totally on public sites as they can differ dramatically and often not include default properties
  • In today's market, be sure to include foreclosure, REO and short sale listings and sales as they will impact the value of your purchase and when you are ready to sell again

NEVER GIVE UP !!

i think in today's market it sometimes can be especially easy to be tempted to give up when things "seem impossible" . With the economic challenges that we face in conjunction with the domino effect it has on buyers and sellers and their precious families, it would appear sometimes there is nothing left to try that hasn't already been done. Our clients and customers look to us for options and solutions, not just another try at something that didn't work the first time.

We are closing a loan tomorrow with an out of state buyer, buying a property that had been on the market almost one year. We had to run his loan no less than 4 or 5 ways to finally find a "formula" that could work. Even though he was well funded and well qualified, the "new mortgage guidelines" required every hurdle to be jumped. While it often "seemed" impossible, we still kept trying and trying. Former mortgage rules now effect everyone that plays by the rules, irregardless.

The seller waited patiently and even though the transaction was on again - off again for weeks, when the green light came on they got packed and ready in less than 7 days. All parties were motivated, all parties worked together, all parties never gave up!
