I will say it again! price! It seems fairly elementary but read on......
I told my Sellers 15 days into the listing. "We need a price adjustment!". I know, I know. Your thinking, why list a home and in 15 days ask for a price reduction? It was simple for me. I asked for feedback on all my showings and it came back the same. Small yard, no yard, problem with kitchen counter, smoke smell, the lack of a yard, did I mention NO YARD!? I thought the beautiful deck would over-compensate for this but it did not. Everyone has loved the fact that it is close to waterfront homes and is in a highly sought after area. It is in a great location if you are looking to relocate to Maryland.
My Sellers understood and after much discussion we came up with a reduction plan. Our latest attempt to spur buyers in the area of Green Haven in Anne Arundel County was a price reduction with "Seller says SELL!" in our remarks. by 12 noon today I was counting my eighth showing (after 5 scheduled yesterday). Its now 5 PM and feedback is pouring in slowly. The kitchen counter rectified but you can't add on to the backyard. Now we have someone "interested" (how many times have we heard that).
This does drive home the point I have been making for three years now when a client is looking to sell their home in Baltimore, Harford County, Cecil County and Surrounding areas, PRICE IS KING!
It's not so much condition anymore, I have sold homes with Mold, Termite Damage, Needing Paint, No Appliances...everyone is looking for PRICE! How much can I afford? My Buyers are looking for REO, Foreclosures and Distressed homes in Maryland, Baltimore because of price. The banks are willing to take a hit to move their inventory and our qualified buyers are lining up. Not to mention a possible $8,000 tax credit for first time home buyers.
Asking for a Price Reduction for a Seller can certainly be difficult in this market but if they are serious about selling, you have to focus on the needs of the buyer! Price, closing help, etc. Also, price alone I believe will not sell a home. It still needs to be marketed aggressively....visual tours, listing on Active Rain, etc.

SOLD Statistics for Baltimore County in the month of June, 2009.
A total of 283 properties listed in Baltimore County on the Multiple Listed were SOLD in the month of June, 2009. The average home listed was $291.483. The average SOLD price was $282,519. Sellers gave a $4,000 average subsidy. The average original list price was $306,304 with 89 days on the market. It has been an exciting month for Buyers and Sellers through-out the Baltimore County area. With record low prices and the possibility of first time homebuyers receiving an $8,000 tax credit on their purchase has caused our phones to ring off the hook. One of the interesting things I have found as a Real Estate Agent, REALTOR and Auctioneer in Harford County is finding out is was formed in 1773 by the splitting of Baltimore County. There are many homes and places of interest as you travel through this quiet county. One home you will find of interest is Tudor Hall which is the birthplace of John Wilkes Booth who was assassinated by Abraham Lincoln in the year of 1865. This home was the site of a notorious Real Estate Auction that brought national attention to Harford County. It also hosted the signers of the Bush Declaration.
