Ok…. I did a Home Inspection on a house located in Catonsville Maryland “21228”.
An auctioneer will be auctioning the house I do believe this coming Saturday.

A potential bidder hired me to inspect the house for him and his wife in order for them.
I have never inspected for anyone who would be bidding on a house that is up for auction or anyone “not” having an agent involved.

What are the potential risks when an agent isn’t involved, or is a Real Estate Agent not required or can’t be involved? I know that the auctioneer has all the paper work and is handling the sale etc. etc.
Are there dangers in this?


Nothing against Auctioneers…. As I know and have great relationships with a few but isn’t that dangers on the seller and the owner. I guess I should also add that this is not a “foreclosure” the house was owned by and old man who recently passed away.

I was thinking on this and wanted to understand (for my owner personal knowledge of course) as this is something I have never come across before.

If you are handling the sale of a property and the buyer is asking the seller to purchase the home inspection let me help cut the cost for you! I will not use the buyer inspection rate but rather charge the "pre-inspection rate for the inspection. My rates are flat for each type of home inspection regardless of square footage. However I do charge a little extra for properties that contain two or more water heaters /or/ furnace systems.
