It is all right here in the numbers and as I have said before....numbers don't lie.
Now, in Oakland, you can see that in the last 6 months between 113 and 117 homes have SOLD. The average days on market is between 118 and 139 ( depending on the price range ) and this does tell us that there is quite a bit of activity in the market. Yes, the days on market my be longer than the haydays of 5 years ago but.... this is not really very long. The days on market number seems to be back to a more realistic sales market based on good pricing, average title search and mortgage processing times, etc.
Now in Oakland, the average sales price is lower than say Mahwah, Saddle River or Franklin Lakes BUT this does represent great value, great location and terrific schools. Close proximity to all major highways, too.

I am preparing to launch a NEW LISTING in SADDLE RIVER in the next couple of weeks so... in doing that prep I ran some numbers that gives you a pretty good sales picture over the past 6 months in this bucolic little town.
Now Saddle River is unique in that most of the homes available for sale are well over the million dollar mark. These LUXURY homes and exclusive properties are obviously not for everyone and yet...They usually need a longer period of time to market to a more particular type of audience ... yet AGAIN... you can see from the data that these homes are selling --- despite what the current news may be forcasting.
I also included the last 3 months for the homes under contract or pending sale. From the chart below, you can see when homes are priced right.... they sell...some at the higher end of the price range...going into contract pretty quickly for this LUXURY market where it is not uncommon for homes in this price range to take 18 - 24 months to sell --- the average days on market is 200 days.
As I had mentioned in a separate blog about MAHWAH, which includes another LUXURY, high - end neighborhood, 2 homes in RIO VISTA went into attorney review or under contract in less than 14 days. The real estate market is LOCAL and when homes are priced well...they sell well...

From the chart below, you can see when homes are priced right.... they sell...some at the higher end of the price range...going into contract pretty quickly ( contrary to the media's point of view ).
Two homes in RIO VISTA went into attorney review or under contract in less than 14 days. The real estate market is LOCAL and when homes are priced well...they sell well...

What a wonderful place to call home. Mahwah is often referred to as "Bergen County's Parkland" because within it's 26 mile borders are over 5,000 acres of parks and passive recreation areas.

The Ramapo County Reservation offers many, many trails for hiking, fishing, dog walking and on any given weekend you can see friends and neighbors taking advantage of the beautiful mountain terrain. You may also camp along the ramapo river or bring your canoe for hours of fun & exploration.
The Campgaw Reservation offers over 1,100 acres for hiking and camping. It also features a ski area with a 1,650 foot long chair lift run and man made snow. The park also offers tubing, snowboarding, a lodge with a fireplace and refreshments and it is a popular place with the young crowd during the week. Visit http://www.skicampgaw.com/ .
Darlington County Park features two huge lakes for swimming, another lake for fishing, handball, basketball and tennis courts. The park is open year 'round but there is a charge for summer swimming and picnicers. The park has been a terrific location for Running events and has been very successful at hosting the Mahwah Schools' Foundation annual RUN every September. Darlington County Park is located on Darlington Road in Mahwah right next door to the Mahwah Swim and Tennis facitility.
Darlington County Golf Course An 18 hole, 6,547-yard golf course on 120 rolling acres located in the foothills of the Ramapo Mountain Range. This course delivers the proper balance between difficulty and playability. Plush landscapes and competitive physical features ensure a pleasurable and challenging golf experience.
