Homes in Brevard County are selling at such fantastic low prices right now! Our weather and boating/fishing lifestyle are and always will be a strong magnet for people looking for a tropical lifestyle.
If you are selling a home here please consider this. Realtors always say there are no bad homes only bad prices. This means even a home in very poor condition will sell, if it is priced correctly. Here are the 5 biggest mistakes when pricing your home for sale.
1. Not choosing the right price when a property is first listed. In other words, thinking, “We can always come down.”
2. Putting the property on the market at an unrealistic price. A Property must be priced on a comparative basis to other similar properties on the market.
3. Not relating marketing time to price. Generally, the quicker you want to sell, the less you should be willing to take.
4. Calculating brokerage fees on top of the sales price. A home is worth what it’s worth, with or without a commission.
5. Thinking that buyers aren’t comparing your home, on a dollar-to-dollar basis, with every other home on the market.
If you are interested in selling your Brevard home I'd love to help your family!
Leigh and Tony Giannotti are the owners of Exit Island & Beach Realty in Merritt Island. They have lived in the Catalina Isles Subdivision of Merritt Island since 1999. They specialize in helping sellers sell and buyers buy. They cover the entire Brevard County area.
Once you select the Brevard County home you want for your family, or investment property, getting the offer together is easy! I need 3 basic items to write a purchase contract.
1) Contact info: Legal spelling of the names on the purchase contract. Buyers current address and emails for everyone on the purchase contract ( if buyer is out of town, we can easliy do an electronic signature)
2) Dollar amounts: Your offer, escrow and loan amount. Many buyers in Brevard County are paying cash now so there is no loan.
3) Dates: Closing date and the date when the inspection will be completed.
See, it's painless. The hard part is deciding which house you like best! Homes in Brevard are such a phenominal deal right now! What a great time to buy!

Merritt Island Realtor Leigh Giannotti discussing real estate and new trends that she sees in the market.
Today the trend is not so likely that people get married, then buy a house. Things seem to be all out of order to me. Not that today's way is bad, just not what I grew up knowing what was the order of events. Young people single and are buying homes together.
You will need to understand what choices you have as far as the way the title to the home reads. If single you may want to take the title as joint tenants with right of survivorship. That means if one of you passes away then the property goes tto the surviving person and not their heirs.
Or, if you just take the title as single people, tenants in common, then it will revert to the deceased persons heirs and the surviving person will not automatically get the property.
Pretty serious stuff. If you need smart guidance all the way through the transaction, contact me. I will facilitate a smooth stress free experience with no last minute surprises.

Merritt Island Real Estate - Why should you buy now?
Buying a home is a major decision. It's an easy one to make based on location. We are lucky to live in beautiful Brevard County. Our weather, the activites available to us at the beach and boating or fishing make Brevard resort-like living. No matter where in the Space Coast you live ...you can't go wrong.
When should you buy? Examine the cost of the home strategicly. Buyers should consider not only the price of the home but also the interest rate on the mortgage. Waiting for prices to bottom out while rates are increasing can cost you much more on the life of the mortgage. Right now is a great time to buy.
Nationally, experts think prices will start increasing in the second half of 2011. That's pretty much NOW. Remember though, real estate is local, you should see what local trends are doing.
What are the other reasons to buy? Forget finances for a minute. Buyers want a place to raise and educate their children, a place where their family will feel safe with plenty of space and to have control over that space.
I can help if you are ready to pull the trigger and jump into home ownership. Our team has sold almost 10 million dollars assisting buyers and sellers since Jan 1st 2011 ! Please contact me, I can help you too.
