Simple and cost effective steps to cool your house during Georgia's summer heat:
Use ceiling fans to creat a wind effect to make your home more comfortable. When used with your air conditioner your ceiling fan will allow you to raise the thermostat setting by 4 degrees with no reduction in comfort.
Install a programmable thermostat to adjust the temperature to a higher setting at night or when no one is home. If you live in the Cumming Ga are the local power company offers a rebate if you purchase a new programmable thermostat.
Keep lamps and TVs away from your thermostat. The heat will cause your units to run longer.
Be sure to close drapes or shades on the southerely and westward facing windows of your home during the day to keep unwanted sun from heating your home.
Make sure there is caulking and weather stripping at and around your windows and doors to prevent warm air from leaking into your home.
On hot days avoid using the oven. Cook on the stove, use the microwave, or grill outside.

One of the most rewarding experiences I have had in my life was participating in the first day build with Habitat for Humanity. Helping a mother with two teenage children whos father went in for back surgery and never made it home. In an instant their once happy life had lost feeling and direction. No place to call home. On the day of dedication for their new home I could see a huge veil or despair lifted from this family. The door of opportunity stood wide open and happiness was restored.

So you may have seen the news article on CNN.com titled , "Is A Housing Shortgage Coming". The article states that the nation is not building enough homes to keep up with the potential demand. With only 672,000 homes built nationwide in the April, less than half the long term run rate needed to meet the nations natural population growth, one might tend to agree.
This week my local board of Realtors focused on New Home Communities specific by providing a new homes tour, otherwise known as a carabus, to local Realtors. From this tour Realtors saw first hand supply and demand with new construction. They also learned how a once not so hot market has turned into a waiting line for buyers. In the South East Forsyth County Cumming Ga market there were sixty homes contracted and built for individuals that were never listed on the local listing service. Meaning that buyers are snatching lots up so fast that listings are not required. Making New Construction the Huge New Competitor.
There is definately a tide turning here in Forsyth County Cumming Ga. Buyers are here, volumn is up, and new construction is slow to meet demand. Trans Union has reported that late payments on mortgages have dropped nationwide in the first quarter. The first time since 2006. The delinquency rate dropped from 6.89 to 6.77 percent. Still high from a year ago when the percentage was reported at 5.22. Trans Union is estimating the figure to drop even further to around 6.3%. This is a good indication that we are on the path of recovery. Other great indicators for the county include builders snatching up foreclosed developments. One of the most popular to date is the subdivision off Melody Mizer in South Forsyth that was built on top of an inert landfill. If you do not remember, the site was tested and reported high explosive levels of methane gas. Right now a developer is working with the county and the bank to purchase the property and clean it up. A huge bonus for the area. Activity has for sure increased in Forsyth County. Currently there are 449 homes pending closing. Thats a lot of homes. So turn off your tvs and listen to the experts that are great things happening all around us.
