We need to remember that our attitudes can give or suck energy from others. We see examples of this in the office, from our children, and friends, neighbors, and even with clients. I like to be around uplifting people. We all have bad days and it's okay to vent to a friend - I'm all for that....but, if we find ourselves complaining everyday about the business, STOP! It sucks energy from others. It repels others. I'm sure we can all find something positive to say about the business. I'd like to hear some news from others to pass along to my friends in the office.

Here's my news - I've done more business this year than last year! Just when I thought I wasn't going to have any "now" clients, one called from a blog I did months ago!

Let me hear your news! Can you tell me something good that is happening in real esate for you???

Terrific Christmas Book

I just read a wonderful story called The Christmas Box by Richard Paul Evans. It is a short story that can be read in a day. The story is about the first Christmas gift. If you think the answer is gold, it isn't. You will just have to read the book to find out. Though the story is a bit sad, it is a meaningful one and totally worth your time. My journey with this book started out as a book club assignment. I bought it this weekend at Barnes and Noble and finally found it in the Religion section (it is, after all, about Christmas). The story is about a family who moves into a huge Victorian for the living space and in return cooks and cleans for the elderly lady living there. I won't spoil the book by telling you more. But, I will tell you that is is a heartwarming story - many parents who work long hours will learn something. I think I will be giving it as gifts this year to family and a few friends. Let me know your thoughts if you decide to read it.

Now is the time to buy your first home!!!

Opportunity is available now to purchase distressed homes that have built in equity. These homes may be damaged, but provide an opportunity to aquire and fix up the home of your dreams. If you are able to qualify under normal loan guidelines and meet the requirement of as little as 3% down payment then you can secure up to $35,000 to renovate that home. With those funds, you can upgrade flooring, cabinets, windows, paint, bathrooms, and other home related items to make that house your very own home. Time is limited on this program relative to the 3% down payment and after Jan. 1, 2009, the program will have a new requirement of 3.5%.

Homes are available now and deals are disappearing as fast as they post. Don't let a real estate investor beat you to the punch. If you are looking for this type of investment, you should rely on an experienced lender and Realtor to ensure the best deal possible. What's the Catch? Investors and the Importance of Buyer Agency Agreements -

Yesterday, I was referred to an investor by an agent in my office who doesn't want to work in the city. She knew I have experience with investors. My question is this: investors coming from a class called Real Estate Riches do not want to sign a buyer agency agreement. Why is that? They just want the agent to submit their offer on a form given to them through this class.

What does a Buyer's Agency Agreement do for the relationship between a buyer and a broker?

1. First and most importantly, this is an agreement that the buyer chooses to work with a broker.

2. It names a period of time that the buyer will work with the agent.

3. It defines the admin. fee and the commission a broker will be paid.

My response is: I can show an investor any property out there. If I show it and cause the ball to start rolling on a purchase, I want to be paid. I can't without this agreement. So, why not sign it?

Any thoughts???
