Bond 77 - A Texas Downpayment Assistance Program

Mortgage rates fell this week to the lowest level on record, giving consumers added incentive to lock in low payments for home purchases and refinanced loans.

The average rate for 30-year fixed loans sank to 4.69 percent, from 4.75 percent last week, Mortgage Company Freddie Mac said Thursday.

That’s the lowest point since Freddie Mac began tracking rates in 1971. The previous record of 4.71 percent was set in December. Rates for 15-year and five-year mortgages also hit lows.

This news combined with the Bond 77 program -- for Texans only -- should be great incentive to make that move.

Bond 77 can be used anywhere in Austin Texas and this program will be around for over a year to come!

Bond 77 IS ALSO MULTI-PURPOSE! Bond 77 can be used for either of the following:

A – Reduced Interest Rates on Mortgages (currently in the 4’s)

B – Free Use Of Money for Down Payment Assistance (Zero Down Loan)

H-E-B Austin Symphony July 4th Concert & Fireworks is always the talk of the town and well attended, especially by all the downtown condo residents who have a close-up view of the action on the ground and in the sky.

The"official" and largest 4th of July event in Austin will be held at Auditorium Shores at The Long Center. More than 100,000 Austinites will gather to see the Austin Symphony perform patriotic music, including the 1812 Overture, with the shooting of cannons by the Texas National Guard Salute Battery. Fireworks will be shot over Lady Bird Lake from 9:30 p.m. to 10 p.m. The orchestra will begin playing at 8:30 p.m. The event is free and open to the public. Alcohol and glass containers are not permitted, but concessions will be sold.

Volente Beach 4th of July Fireworks:

Volente Beach Waterpark, which is on Lake Travis, offers another wonderful way to celebrate July 4th in Austin. There will be live music and a firework show that starts at dusk. The event is free to guests who purchased park admission prior to 8 p.m., and costs $5 for guests entering the park after 8.

July 4th Celebration in Lakeway is always a big hit and well attended
The city of Lakeway, which lies on the outskirts of Austin, has its own Independence Day celebration. At 8:30 a.m., there will be a 4th of July parade down Lakeway Drive. The Pageant at the Lakeway Activity Center for the Grand Marshal Speech begins at 10:30 am.. Starting at 6 p.m., attendees will enjoy food, live entertainment, and fireworks. The events will end at 10:00 p.m.

Carlos 'N Charlies Fireworks Extravaganza will be loaded with attendees both from the water and on land
The infamous restaurant and bar on Lake Travis hosts its firework extravaganza the night of July 3rd. On July 4th, they are not having fireworks but instead a night of live music with Lance Keltner and guests. Gates open at 6 p.m. and entry at the gates costs $15.

Most all of the area Country Clubs feature fireworks extravaganzas, including Austin Country Club, Lost Creek Country Club, Balcones and Onion Creek Country Clubs too. If you are lucky enough to live in the hills around Austin, you can watch the fireworks all over the place from your back deck or yard. If you don't live in a spot with fireworks views, just hop in your car, drive to and park nearby one of the CC's or near Downtown.

Krause Springs on Lake Travis also features a July 4th fireworks show -- only it is going to take place July 3 and there is a $5.00 charge for entry. Great place to take the family for the day.

New listings are down 13.29% this week compared to the same week last year.

Pending properties are down this week by 35.87%.

Sold residential units are down 3.93% compared to the same week last year.

Sold average sales prices decreased 0.63% to $270,054. In 2009 it was $268,368 for the same week

The TDHCA (Texas Department of Housing and Community Affairs) has rolled out a new bond program to assist buyers with their down payment when purchasing a home. “Bond 77″ is its largest financing allotment to date and is an incredible 500 Million in funds, released monthly in 50 million dollar increments. This program comes just in time to fill the void left behind by the Federal $8,000 home buyer tax credit which expired April 30th. With liberal income limits and availability to both existing home buyers and first time homebuyers alike, this affordable alternative for down payment assistance will surely be a hit.   • Targeted areas (Location determine using Census Tracts, use our maps above)
    • 1-2 persons = $87,960
    • 3+ persons = $ 102,620
  • Non- targeted areas
    • 1-2 persons = $73,300

  • “Income” is defined as: the sum of the current monthly income of the mortgagors and anyone both living in the property and listed on the Deed.
  • “Targeted Areas” are defined as: a census tract in which 70% or more of the families have incomes that are 80% or less of the statewide median income or an area of chronic economic distress, see maps above.

  • Targeted areas: $316,177
  • Non- targeted areas: $258,690
