$1,800 Georgia home buyer tax credit begins today!

Today marks the first day that the new $1,800 Georgia Home Buyers Tax Credit is available to buyers across the state! This legislation signifies another big push for real estate sales, and sales associates need to take advantage of it while it lasts.

The new tax credit is very different from the federally offered $8,000 First-time Homebuyers Tax Credit. It is only eligible for persons buying homes in the state of Georgia, and allows a credit of 1.2 percent of the purchase price of the home or $1,800, whichever is less.

Here are the defining features of the new $1,800 Georgia Homebuyers Tax Credit:

  • Homebuyers are able to claim the credit on all purchases that occur AFTER June 1, but the home being purchased must have been originally listed for sale PRIOR to June 1.
  • The credit ends on Nov. 30, 2009.
  • Any homebuyer is eligible for the credit, not just first-time buyers.
  • Eligible homes are single-family residences, including condominium units, that are occupied for residential purposes by a single family (must be primary residence).
  • Home can be new, occupied or previously occupied. This includes foreclosed homes.
  • Up to one-third of the tax credit can be received in a single tax year or the full amount of a taxpayer's income liability for that year, whichever is less. Any excess or unused tax credit amount shall be carried forward to apply to the taxpayer's succeeding years' tax liability.
  • The tax credit cannot be used against a prior year's tax liability.

Sales associates need to be aware that this is not in any way associated with the $8,000 Federal First-time Homebuyers Tax Credit.

Gwinnett County Commissioners hold millage rate public hearings

Gwinnett County Commissioners hold millage rate public hearings: Every homeowner in Gwinnett County needs to pay attention and get involved, this will affect you and should concern you. The Gwinnett Board of Commissioners has scheduled a series of public hearings and information forums on a proposed county property tax increase. The increase will range between 2.87 and 3.31 mills, depending on where in the county a property is located. Public Hearing schedule May 26 at 4:30pm and 6:15pm June 2 at 10:30am Location: Gwinnett Justice and Administration Center (GJAC) at 75 Langley Drive in Lawrenceville. One hour prior to each hearing, staff will conduct public information forums about county financing and county services and will be available to answer questions. One of the elements of the public information forums is a presentation by the County's finance staff. The commission's consideration of the tax increase follows its adoption earlier this year of a $1.7 billion 2009 budget that reflected needed increased staffing in the county's police, fire and emergency services departments, efficiency in government service and long-term financial stability. Over the past 12 years, the Board of Commissioners has rolled back property taxes by a total of 3.98 mills. The rollback was possible in part because the county's rapid growth generated sufficient tax revenues to cover the cost of expanding service needs. In recent years, however, the county's growth rate has begun to slow. The proposed increase will not only maintain basic services levels, it will provide needed increases in police, fire protection and EMS services, with 372 police officers through 2012 and five new fire stations with 246 emergency services staff through 2013. $8,000 Home Buyer Tax Credit at a Glance

The information on this page pertains to the American Recovery and Reinvestment Act of 2009.

  • The tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.
  • The tax credit does not have to be repaid.
  • The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000.
  • The credit is available for homes purchased on or after January 1, 2009 and before December 1, 2009.
  • Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.
