Are these the real reasons that most agents do not home stage?

In our experience here in south Florida, we find that the home owner is looking to the real estate agent for opinion on what needs to be done to sell their home. not-listening.jpg

They are asking for your professional real estate opinion. They want to know, and will most often follow your advice - TRY IT.

Yet, this is when the sellers are often let down by their real estate agent.

 

 

 

 

Despite the media attention on the topic, the TV shows, the magazines and mention of home staging in the real estate trade publications, most real estate agents do not introduce staging, they suggest some basic decluttering and cleaning in an unconvincing manner;

  • They fear losing the listing if they "tell them like it is". They talk the talk, but are unable to walk the walk.
  • Contrary to all all industry reports, they firmly believe that "It's all about the price", and have gotten stuck in the price reduction game rut
  • Do not really plan on marketing the listing, just stick it in the MLS and hope someone finds it.
  • It costs too much. Hmmmm, I have heard this one time and again, a consultation is inexpensive, the same as an appraisal or inpspection in most cases. Get the consutlation, perhaps the seller can do most of the pre-staging tasks themselves? Elbow grease is free (ish).

Where have they been hiding? How can they not know about the marketing value of home staging?

It's almost like they just don't want to hear it.

We agree that not every listing is a suitable candidate for staging;

- There is simply no budget, it's a foreclosure/short sale

- The house is way overpriced

- The return on investment makes staging a bad investment. Consult a home staging professional for an opinon on this - it can be a short no cost phone call.

Real estate agents, mention home staging witth the same conviction that you suggest an appraisal or a pre-listing inspection, both of which are in line with the costs of a home staging consultation.

Get the marketing edge, stage to sell. Staged listings sell faster. You owe it to yourself.

Bad listing photographs - April 2008

A listing flyer just arrived in my email box, forwarded on from a friend. There is nothing I can add to this one - the photographs snaps say it all. With all the information availble on the need to market listings in todays market, one wonders why we continue to see listings advertized like this? While this south Florida seller or agent may not wish to stage the property for sale, even though it is generally accepted that vacant properties take longer to sell, the snaps could have looked better
  • turn the lights on
  • remove the random debris around the home before taking the snaps
  • do these snaps really convey the best features of the property?

Curb Appeal Sells Homes - Realtor Survey March 2008

The April 2008 issue of Realtor magazine, a magazine for Realtors nationwide, states that curb appeal can be a major factor in a buyers decision making process.

It says that 82% of all real estate agents polled state that buyers will not look inside a property if the curb appeal is unattractive.

The article goes on to report that 90% of real estate agents say that a sale depends upon the buyers first impressions of a property, and that the presentation of the exterior of the property is as important as the interior.

 Curb Appeal Sells Homes, Survey Says
A survey of almost 500 real estate agents commissioned by JELD-WEN Windows & Doors indicates the increasing importance of curb appeal in selling a home.

According to the Real Estate Agent Community Trends survey, 82 percent of practitioners polled said buyers unimpressed with a home's exterior will not want to look inside. The results also found that 90 percent of respondents said a sale depends on first impressions of the front entry, while 91 percent said the home's exterior is just as important as what is inside.

Additionally, 75 percent of those surveyed said natural light is important; while the appearance of windows and doors and the presence of energy-efficient products were mentioned by 71 percent and 63 percent, respectively.

Universal design features are gaining in popularity as well, according to 65 percent of agents.
