Commentary:
There is not a lot of news out this morning. The MBA reported that mortgage applications were down about 14% last week. The end of the tax credit program is being seen as the culprit for the decline. There has been a great deal of talk in Congress about extending and even expanding the program and it looks like something will get done, but probably not before the current program expires. Later today the Fed will release its Beige Book which is the central bank’s assessment of the economy. This will certainly get a good deal of attention.

Commentary:

Bonds are down again this morning after reports were released showing core inflation a little higher than

expected and an increase in manufacturing activity in the Northeast. The CPI report indicated higher than

expected but still benign core inflation (excluding food and energy). At the same time CPI was released,

jobless claims came in lower than expected and appear to be moving toward breaking below 500k.

Rounding out the early morning data was the NY Fed index which posted its highest reading in 5 years.

These reports helped bonds continue the downward pressure that began after the release of the FOMC

minutes yesterday. The Philly Fed survey, which is another manufacturing report, conflicted with the Empire

Index and was reported below expectations. Stocks have not had much impact on bond prices this morning

even after Golman and Citi reported earnings.

Scholarships

Each year the Elks National Foundation provides more than $3.65 million in college scholarships to graduating seniors.

Hoop Shoot

The yearly Elks Hoop Shoot Free Throw Program is open to all boys and girls ages 8 through 13. The contest starts at the lodge level and advances through district, state and regional contests before the national finals in the spring.

Drug Awareness

The Elks Drug Awareness Program distributes literature and organizes events to make kids and their parents aware of the dangers posed by alcohol, tobacco and illegal drugs. Try the program's Drug Awareness quiz and test your knowledge!

Youth Activities

Other youth-oriented activities sponsored by the Elks include the Soccer Shoot, the Antlers program, the yearly Americanism essay contest and more.

Perfect market for investors to jump in.

Once you've made the decision to buy rental property, your real work begins. Finding a profitable rental property usually takes time, connections and plenty of research.

The longer you plan to own the property, the more you'll probably need to invest in maintenance, repairs and improvements.

"If you're keeping it for 20 years, at some point you're going to be putting a new roof on that property. You're going to be putting in new appliances and doing some major repairs," Cain said. If you're only planning to own a property for five years, by contrast, you'll probably want to avoid making any major improvements unless you're sure you can recoup the cost with a higher sale price. with a shorter time horizon. Although your rental will almost certainly appreciate over 20 years, it could easily lose value in the next five, particularly if you're buying in an overheated market. You'll need a bigger potential annual return to make up for that risk.

For many small investors, long-term ownership makes the most sense, You'll have plenty of time to ride out any swings in the market, and rental income can make a nice supplement to your day job. Find enough rental properties, and being a landlord may become your day job.

Experienced landlords find their properties in a variety of ways. Some hunt for foreclosures, making friends with city hall clerks or bank employees who know which properties are about to be sold. Some run ads in local newspapers. Others work with Realtors who keep their eyes peeled for possible buys.

The better your credit, and the less credit card and other consumer debt you have, the better your prospects for getting a decent loan. Lenders usually require bigger down payments, higher interest rates and generally stronger finances when you're buying rental property. That's because they know people are more likely to default on investment property than they are on their own homes.
