I am working with a buyer who is in the $80,000 range. Soon as we see a possible home at a great deal we find they they are under contract. Most are foreclosures and the listing agent is waiting on bank signatures.

This is great that people are buying. I expect this is the start of the market turnaround. If we could get some rehab loan programs without higher interest rates and closing cost more first time buyers would pick up some of them.

I have saw several reports saying that home sales are up. This has got to be better than day after day month after month of reports that sales are down and prices are falling.

I do think that positive news helps. When people here over and over that they may not have a job tomorrow. That there 401K is half gone they tend to hold the cash that they have.

I am seeing the market pick up. I am working three offers now. They are all low and all on foreclosures or short sales. I am expecting to go after another foreclosure in the next few day for a couple. We must sell off most of the foreclosures to get the market back to normal.
