Fox news just had a report home sales are up! The Atlanta housing market is improving! The stock market is up! Banks must be lending for home sales to be up. The Bottom is near! Now is the time to buy!
Let us hope the keep those reports going. I think all the bad reports are what hurt us more than anything. I think if we start getting positive reports things will pick back up. Prices will start back up.

I got a signed lease purchase agreement today. That is the first one I have ever written, I have been selling Real Estate for 10 years and have had around 300 closings. I expect we will be doing more of these until the market turns back around.
I suggest that every Realtor who would consider doing a lease purchase to take some time and go over it and the lease that goes along with it. It has a lot of things in it that are not in a standard lease.
I have a couple more homes the seller will do a lease purchase and I have several lots where the seller will owner finance.
As our market changes we must change with it.

Things seem to be picking up. Some of my listings are getting shown. I spent the day showing two different buyers. My website http://www.AlanGrizzle.com is getting a lot of traffic. One of todays buyers came from it. They are ready and would like to buy a mobile home on land for $65,000. It nees to be in Dawsonville or Cumming Georgia.
I expect to get a lease purchase signed tomorrow afternoon.
We have a new program for land. We have sellers who are willing to owner finance with a low down payment. We take the commission in payments over 35 months to allow someone to buy a lot for little money down. This is great for someone who would like to start paying on a lot to build on later. I have just completed the American Real Estate University Real Estate Owned Specialist course.
In completing this I have improved my skills necessary to work with banks, mortgage companies and other lending institutions regarding REO properties in the following task: Broker Price Opinions (BPO), Managing REO Properties and Selling REO Properties.
I estimate that I have sold 75 to 100 foreclosures over the last 10 years. Most of the time I was the selling agent. I have a few asset managers who send me a listing form time to time. This course will help me do a better job for both the bank and the buyer. I am very excited about getting my next foreclosure sale.
Over the last couple of weeks I have picked up a couple of Great listings. I have between 30 and 40 now all posted to my website http://www.AlanGrizzle.com. I have sold Dahlonega Real Estate for the past ten years. Two years ago I would have had at between 6 and 8 closings per month if I had 30+ listings.
What a difference the last year has made. I closed on two lots and a house in January. Everything sold at a bargain price. I got a small foreclosure under contract last week and expecting one of my buyers to make a offer this week.
I have some land sellers who will owner finance with a low down payment and some homes that will lease purchase. We are getting creative to try and move some listings. Let me know if you have any Dahlonega buyers. I would be happy to work a deal with you.
